Monocouche render v standard render - thoughts?

Hi there,

Just finalising some decisions before our build starts and wondered if anyone has experience of Monocouche render and whether it's worth spending the extra money? Or is simple painted render perfectly good?

Monocouche is better as it is tinted / through coloured so you don't ever need to paint it again + if you chip it or knock it it's the same colour underneath. It's also more flexible so less chance of cracking and coming off. Silicone render by Wetherby Building Systems is probably better than monocouche as even more flexible and water resistant. If it was me I'd pay a bit more and not have to worry about it anymore.

I’m glad I found this post. Feeling like I could cry. Just had front and back of the house rendered in Atlas ‘off white’ (renderer said white was too stark) so went with off white…The colour looks like it has a tinge of pink/lilac/grey to it 😭 😭😭 Feeling very depressed as it was a big job. I was advised by the renderers to repaint using silicone paint.

I think timber beams were quite often used as part of the wall structure. We had to take an external wall back in our living room due to dry rot (not from said beams!) and it had the same construction as yours. Looking at your other post re living space versus the guest bedroom etc. You wouldn't lose value by doing that, as anybody that moved in would assume that you've got a lounge, kitchen /diner, two beds and a bathroom. If you were to market the property you would have to turn the lounge back in to a lounge for viewings though, I would imagine. However, I strikes me that as Jonathan says, you are building across the back and not achieving really what you want. I would build across the back, but I would make internal alterations also, the end product being worth a lot more than just doing an extension as you would be adding a bedroom and bathroom. I don't have your dimensions, so this is an 'artists impression' of what might be achievable. This last one shows the kitchen with an Island..............bear in mind, you don't really have the width, so I had to make the Island 60cm deep instead of 90+, but it is do'able. Plus, although the island is a skinny one, it gives you the best through feel. I also changed the doors to bi-folding to open up the lounge / kitchen feel, but this adds more cost. Here i changed the main bathroom back to a shower bath, as I think this is the best option depending on your amount of room, this gives you a main bathroom with bath and shower then the en-suite with a shower room. Even though it's not your forever home, it doesn't mean that you shouldn't be trying to make as much money off the back of it going forward.

Ive just had a quote from a builder: ===== Twenty three sq metre footprint extension to consist of: • Block and render with the sufficient celotex in the cavity walls. • Solid floor ( finish to be finalised). • Double doors on entry. • Double doors onto the to be determined. • Downstairs toilet with a wash hand basin. • We didn’t talk about radiators but i will allow for a small one in the toilet and one in the main room. • Two large windows looking towards to next doors property. • The roof to be slate with two large size velux windows. • All pipes to be connected to the mains. • Ive alos allowed for four plugs sockets and spot lights in the ceiling. For the above works you would be looking at around £29,800 + vat. That would include all materials, tipping charges, machinery and labour. ===== As with all builder quotes Ive ever had, it seems very scant on detail. But I suppose thats understandable as they cant be exact on something so nebulous at this stage. So what Id like is to really pin-down exactly what I want. Im thinking the front elevation should be mostly block with a window in it; side elevation (which overlooks neighbours); mostly block with 2 big windows; rear elevation which looks over the field should be mostly glazed. But its really difficult for me to decide without seeing some examples.
