open plan flooring questions..

Hi all,

Starting to get pricing and thoughts in now for our flooring for the new extension and existing lounge which will be made larger. (See photo for an idea on our room layout)

So the new back part with the kitchen/dining will open onto the garden with bi-folds. The lounge is at the back.

Likely going for a LVT all over as don’t want tiles as don’t think we are having UF heating now (due to the cost) as awkward to fit in the old section which is suspended floorboards

So although I’d LOVE herringbone pattern, I think it will super expensive to do all over (sizes are kitchen /diner 8m x 4.2 then lounge approx 6m x 3.2)

Poll with options ...

Trying to decide if we should do the same wood effect all over (whether it’s plank or herringbone) or break up the areas with a tiled look in the kitchen/diner and wood in the lounge or other suggestions welcome!

The look is modern industrial with a warm feel /glam

Like pale greys and warm woods. Kitchen will probably be either a charcoal or dark blue shaker

I don't think herringbone is too busy however having said that are you still having a brick feature wall? If so, I personally prefer just planks with the brick. If not, it might be worth getting quotes for both? I had a quote for parquet in my bathroom and I don't think fitting was much dearer. I like the hint of grey, if a plank, maybe one that looks reclaimed in a wide plank?

Hi Tani. I haven't come across these before but wondering if it's worth having a look at this company if you're after parquet. I can't find prices but im guessing it's cheaper than karndean. I also can't find much in the way of reviews but have attached this link, there also appears to be quite a number of stockists and the warranty appears long. Personally I'd stick to the same floor btw.

Thanks! @ Minnie will take a look at them.

Was worried it might look too busy with all herringbone but its such a beautiful effect and I don’t often swoon at floors
I think the OH won’t let me have it though as trying to keep costs down and fitting will probably be double for this style

Can’t even decide on what colour to go for either but I’m leaning towards the warmer wood or a wood with hints of grey tones in perhaps for an industrial nod? Just don’t like light floors or plain wood as I have a dog that moults like crazy so need pattern to hide it!

If you ask a pro to come over and go through some of your ideas - they would maybe be able to tell you how best to go about saving money on the project - one of the biggest time and money savers is planning ahead - making sure you don't deviate from the plan ie not changing your minds halfway through - so think about the end goal - and plan - down to the last tiny detail ! Hi all, Thank you for your comments; I appreciate them! Natasha - the units you have suggested are very much what I had in mind. We will have a shaker kitchen and the media unit would also be shaker style and would have 4-6 cupboards with the TV in the middle with book shelves either side. Part of the reason we kept a partial wall was to make the space more usable. I can’t envision how the fully open plan room will be able to meet all our needs, but I am open to ideas! I feel that open plan would be more impressive, but potentially less usable. With regards to the doors. I do plan to reverse the doors both into the kitchen and family room part, but couldn’t work out how to do it on the app I used for the floor plan. It is a 1920s house and we have the original doors which we are planning to keep. We are also keeping a lot of floor space as when the table is not extended, we still have young children with lots of Lego and trains etc. I plan for these to be hidden in the cupboards at bedtime. J - we haven’t installed the kitchen but we have ordered it and paid a big deposit. Some of the units are bespoke/irregular sizes and I don’t think we would be willing to change this. Just on the chimney point. We knocked through between our kitchen and small sitting room. We needed a structural engineer to specify the steel. as part of the work they took out a similar chimney and supported the chimney higher up with a diagonal steel. the whole job was £15k and the diagonal steel wasnt itemised but we had the wall taken out, new plaster throughout, lights, new floor, radiators etc included. so i guess a couple of thousand pounds for the chimney removal to first floor.

I think I like the first and third option best. Do you think a peninsular/ breakfast bar would work better than an island ? Im going to hunt high and low for some more of this discontinued floor because I do think same floor would be my preference or at least try and find a floor very similar to the one I already have and redo all of the ground floor. Reluctant to do this because a) I love my current floor and b) it runs through to my hallway and cloakroom area so would have to redo quite a lot of floor space. Have a look at granorte cork flooring which comes in a herringbone wood floor look and works with underfloor heating. It is hardwearing and very environmentally friendly.

Oh that's strange as one of the Poll options is missing! LOL. I also asked if we should have LVT tile look in the kitchen/diner with wood look in the lounge. Sigh

Yes hopefully sill having some brick effect in there somewhere! Ha ha.
Just so hard finding the right materials and choosing what to have where.

I struggle with feature wallpaper as there are too many I like so don’t end up having any

Ae you going for brick slips or brick wallpaper?

i would stick to the same flooring all over, if you really wanted 2 floors though then I'd just tile the kitchen end, not dining, otherwise you may make the living area seem narrow

not specifically stuck on having tiles - just thought it might break it up a bit but not necessary really.

looking at brick slips but wallpaper would be cheaper - just can't find anything realistic enough! Got 3 samples from B&Q but none are ideal.

Well you can always use a rug if you feel it needs breaking up? Personally I would go for brick slips If in budget as I think texture is really important for an industrial scheme. If they work out too dear then maybe just use as your splashback (and seal)?

Yes I was thinking even staggered as though we have exposed some of them and not the rest! Obviously we would only need to tile around the kitchen units and not under them so at least it's cheaper than doing a full wall, ha ha.

Do you think just the one back wall would be sufficient or do all around that area up to the bi-folds? ie on the image - up to where the island is...

p.s also not sure whether to do the one dining room wall in the same brick or just go for a different effect there instead. Too much brick might be OTT...

Do you have a picture of what's been exposed? I wouldn't add different bricks personally and one wall is normally enough but would be good to see pics if you have them?

no - it's all new that area, sorry. I meant we could always make it look like some part of the wall are exposed by using the brick slips in areas and plastering up to them ;o)

I was a tad confused! I'd probably just do the wall behind the dining table. If you google reclaimed brick slips there are a few companies that have nice ones, not sure if you're looking for a local brick or not (or just one you like!)

I have got some samples in - one company I’ve found have two that could work. Definately not local bricks as they aren’t nice

I have it as brick in the dining area on my picture but was planning on putting it in the kitchen as the dining area will be more glam than industrial.
I just wasn’t sure if I should just have it in the kitchen (against the dark shaker hnits to soften them up) or in the dining area as well.
Kitchen would be a priority as less tiling than the dining room - so cheaper

Hello, we have today just finished our flooring. We went with amtico LVT in herringbone pattern and looks fab. It doesn't look too busy as the colour we chose (sun bleached oak i think) blends nicely. We have same set up as you with open plan kitchen / dinner / seating with large 6.5m sliders to the garden and similar size area. But looks fab and I am planning to have a seating area with rug etc to break it up. I will be putting some pics and stories up on insta @lucyst80

Ha ha @Minnie, it’s a 30’s house but quite boring plain red brick. Want something worn looking

Worktops - can’t decide between a light concrete effect quartz or going dark ie either a darker grey quartz (keeping it moody looking) or black granite with marble running through it. Depends on the cost

i am also in the same boat but decided to have the same flooring throughout.

i am undecided on colour but we are having wood effect porcelain tiles as we will have underfloor heating.
