Jonathan, I really like your idea. I think you are right about the structural wall. But the wall behind the little toilet is a stud wall! The east window in the hall allows in natural light so I think I should keep it. Building on your idea, how about this version? In this scenario, we re-instate the south facing bedroom door so that there is one less door on the east side. As per Jonathan's idea, we create a shower room from the bedroom in the north-east corner. Does it flow? Dear Houzzers, please share your wisdom . :) Where is the best place for the shower room door: where it is now or in the little corridor? Will you feel claustrophobic in the corridor because it is just over 90cm wide and has walls on both sides? What is the ideal side of that shower room? If take out 1.5m from the bedroom, I get a 2.5 x 2.5m square bedroom/study and a 2.3 x 1.5m shower room. Will these sizes work for shower room and study/bedroom? Thanks a million.

Depends on the materials and where you live. But there shouldn't be structural changes so I think between £1k and £2k for the door-window switch. £300 for new laminate worktop and a few hundred for additional cabinetry, You might find you need to redo the floor once you move the sink. I'd budget £3,000, but it depends on you finding a builder at a reasonable rate.

Turn dining room into cozy sitting room, add log stove to existing fireplace and assume french doors to orangery are not usually used. Get structural engineer's advice about how much of the wall between the current living room and kitchen you can safely remove then get the sledge hammers in. Remove all of kitchen and pantry, add insulating internal doors to access orangery. 3 Put kitchen units down both sides of current living room, old kitchen (possibly with chimney retained or steel columns) will be a small dining area for winter use. Conservatory / orangery can then be open to this area for the mild weather or closed off in mid winter. The flow from front door to kitchen - dining - conservatory will be along clear sight lines and would not feel so 'busy'. Retiring to the cosy sitting room would be just off the main hall. The restored privacy means It could also double as a guest bedroom. Upstairs, I would turn the smallest bedroom into a large bathroom, look into keeping the loo as an ensuite to the left bedroom (although does this plumbing go internal to the conservatory?).
