Those are wise words Karen! am so glad it worked out for you. Love to see a photo, what colour or shade did you choose? Jools, The bitumen is a right pig, best way we found is to make it cold, so it becomes brittle, then you can scrape /chip it off. We used a window scraper, coarse wire wool and various sandpaper. We left the window open on a cold night, turned heating off in there, and you could try a cooler fan on it. Putting ice bags on it didn't work as well as we hoped. we used a round sander, but it can cause swirls, it's really awkward ! To be honest a few dips and scratches on an old floor are okay in the end, don't be too afraid of it, they are only pieces of wood stuck down on the floor, not bone china, as long as you try not to break them, or set fire to them, otherwise you can't possibly do more damage than I did, and they recovered!

The only thing you can do with the skirting and architrave is sand it back to a smooth surface, and re-paint with oil-based Satinwood ( not eggshell, it chips ). Or if your landlord was amenable, the only other option is to rip them out and replace them. Depending on the age of the building, ( as it looks old ), it won't be easy and will more than likely damage the walls, so i'm guessing it probably won't be agreed to. If you paint the skirting and architraves the same colour as the walls, your eye will not be drawn to them x

What a beautiful and perfect table you found! Hubba hubba - those legs are just gorgeous. Well done and thanks for calling out to me. As for the chair mix, I think four beige and two merlot would be lovely. I think you like a traditional look, so I'm a bit worried that you won't be happy with it. If the table will normally be smaller with four beige chairs around it and maybe put the two merlot ones on either side of the radiator cover/"console", then definitely do the mix. Mismatched chairs around a dining table are often all different or the same make and model in a multitude of colours or the same colour in different styles. Do a Houzz search and see if you can find your planned mix and if you like the look. If in doubt, get four beige and look at them for a while! You could tie the two chair colours together with little cushions on the chairs - maybe just on the two merlot ones. Thanks mrsmcee74 for recommending Egyptian cotton, although I have used it before I hadnt really considered it for this room, it really looks great though - its in the part which is east facing, so your comments on that really swung it! Will post photos soon. Also, my painter was pleased as he loves Dulux trade - and something to note, it took only 2 coats of Dulux trade Egyptian Cotton, whereas the F&B lamp room gray took 3 it was so watery... I love the colours that F&B do, but the paint quality of dulux trade (not normal dulux) is much better.
