Hi, I'm looking to renovate our kitchen. Have been playing with too many ideas since we've moved in.

We can create a small side extension or big extension at the back, big garden. I like the idea of having separate dining/study. Would also like to allow as much light in as possible. Garden is facing east. Windows and doors in the kitchen can be changed.

If it were me I would be looking to extend to the side in order to make the space wider - if you could get the width of the kitchen to 3.6m or bigger it could accommodate an island.

Hello, It looks like you have a good space to work with but the layout isn't working for you at the moment. A side extension could be a good affordable option as it would mean you can increase the size of the kitchen with the minimum amount of building work. A large rear extension would give you lots more options for re-configuring the space but the only thing to consider is that sometimes it can make the middle of the house dark, you would need to bring light into the space through some roof lights or plenty of glazing. Have you consulted a professional architectural designer or builder? It may come under permitted development but it would still be beneficial to pay a professional to help you visualise some different options and provide drawings for pricing. This is an extension we designed and fitted out on the rear of a property. The client wanted to create a large social family space but retain a seperate dining and living room.

I like Emily’s idea too. The reason I did it the original way is I have made an assumption that the current garage is built on the boundary with the neighbours (as was often the case in the 60s) and a two storey replacement would have to be 1m from the boundary. This means that building on the garage side of the house would be about 1 1/2 garages wide. However I think the hallway is simpler this way and the upstairs is better although the dining table does get displaced.

Hi B W, Yes, the architecture of the space is a bit of a challenge. If all you want is a new kitchen rather than remodeling (hence keeping the footprint of the space the same), may I suggest the following which will give you a breakfast bar, more usable work surface in your kitchen, and enough room in the area opposite you dining room to put lounge seating which will accommodate all of your guests, until you eat together in the dining area: Remove the island - awkward placement and is probably challenging to use effectively when cooking I'd imagine as so far from other appliances and cooking areas. Extend the cabinetry and countertop on the short wall out into a peninsula with breakfast bar (keeping the passageway to enter the kitchen area adequate). Hi All, Sorry for delay as the project was side-lined for a while. But it’s back in force again and I have the design I wanted. Please see the attached floor plan idea. I am sorry the old floor plan I presented was just copied from estate agent advertisement and it missed the porch which is playing important role in new design. However, there is a problem with the design as it requires to trim some part of the front wall and my Architect is not sure if we can get approval for that. Can I ask you experts if it is advisable to trim the front section? Does it invite cracks sometime in future? The reason behind adding toilet shower in front to make use of soil pipe and avoid heavy digging the floor from middle of house. Also, I am thinking to remove the internal door to give good space. @Rinked, I really liked your design and that is my plan B if my plan doesn’t work out. Many thanks for your help so far.

Since few people have a big budget for renovation when they first move you may want to have a plan that can be completed in stages. This idea puts on a small side extension where the current lean to is now and by knocking the former kitchen through to the side and the dining room you have plenty of space for a good kitchen dining space the extra sitting area, utility and shower room can be adding in order of priority depending on available money.

Thank you for the input. Side extension would probably be best as otherwise the existing kitchen would turn into a corridor if not careful. Already have that issue as the units by the window on the side have no connection to the rest of the kitchen. They tend to become a dumping ground. Another idea I had was to incorporate part of the lounge into the kitchen and centralise the new kitchen to make use of those barely used units by the window on the side. The old kitchen facing the garden could then become a seating area. At the moment if I'm cooking I'm a long way from the table.
