Can you please tell me who makes the floors? I understand you purchased them in San Jose but I am looking for the vendor name.

Hi Michelle, we purchased the floor material from our vendor, All Natural Stone, in San Jose. I hope you understand that I can't give away all of the manufacturers of the materials in this space, because my clients pay me to spend significant time sourcing and designing a custom space just for them. If you are looking for a designer to work with on your own remodel, I would be happy to talk to you! If not, you are welcome to use this photo as a starting point with your own local tile showroom! Porcelain is a tough tile which will not crack or break easily. they are very long lasting. vinyl is out dated and just doesn't look good. Your other option should be ceramic tiles. So it should be between ceramic and porcelain. I'd still recommend porcelain but ceramic is cheaper, that's the biggest advantage of ceramic. I bought these porcelain tiles two weeks ago, they look lovely. beautiful hexagon porcelain tiles

If you made outer wall then its okay to build window on the side, your neighbor privacy will be maintained and you can get the sunlight needed, I would advise to move the garage to the front so it can be accessible for a car from the main road, you can still have direct path to the garden from the front if you move the enterance to the right and just put a fence, if it were me here's the layout i will do, it'll give more space for closet, bigger bath, utility room, and additional storage unit, so basically move the wall to the left and focus buildng that side, the previous garage will become the new master bedroom with en-suite

Rinked, I also considered that, but the table and chairs would block access to the back garden. The front extension would significantly block most of the south-facing light in the living area, the back double doors, are north-facing so they don't bring in any light. So while I agree that you need some sort of entrance into the home, The front extension is a mistake in my opinion. In regards to the comment of keeping the passage, yes it's good to have, however, soo many people who live in terrace houses don't have that option and I don't see that as a significant issue.

I'd also be inclined to swap them as Jonathan suggested. Check fire regulations, as perhaps you do need to rotate the stairs to allow an open kitchen. (I'm in the Netherlands so can't advise on these.)

Responding here to say that the floor is not the Studio 401 Belford that Sherry mentions above, as that is a ceramic, and we used a marble. However, it's a similar look!
