Flooring Design Dilemma

Tile size dilemna

What size wood look porcelain tile should I use for my 2000 plus sf home reno. I have two favorites but which size is best: 8x48 or 12x48? Thank you.

Hard to say really. Personal taste. Here’s a visual if it helps. First is 8 x 48, the second is 12 x 48.

The thing to bear in mind is that you need a defra exempt stove if you are planning to burn wood in a smokeless zone, but there are loads available. I would let the installer deal with with the hearth along with the flue liner when it is installed. I have an open fire with a gas tray fitted and its great and also a stove which I love but as people say does throw out a lot of heat. These photos are my house, both of the fires were supplied and installed by Harrogate Feature Fireplaces. The sitting room fire is one of their huge selection of period cast iron fireplaces, and the stove is by Yeoman.

You should be able to fit an 800/900mm wide shower in beside the door - most doors I've come across are between 760-900mm wide. Then it just depends how long that wall is up to the window.. I can imagine a nice offset quadrant in that space up to 1200mm long. Shower enclosure/walk in panel heights range from 1800 - 2000mm plus tray height of begween 25 - 45mm (or 0mm if you wet room it) so I don't think you'll be that constrained. You might end up bringing the eaves forward a bit to take into account standing height while at the wc but that just gives you an opportunity to create some more storage in the eaves if you need it.. As OnePlan says, everything beyond the door height marked is pretty restricted, so this applies to the En-suite, the Main bathroom and the hot press.If you can move the stairs down, you will less of a problem with at least the Main Bathroom and Hot press. I don't think there's enough room left with proper head height to justify a wardrobe and then an en-suite beyond. If you see where i was going earlier with the stairs and landing, they are what are eating all the full height space. You really need a concept planner that can show you in 3D how restricted the areas are. Our attic for instance when you come back from the eaves to achieve a height of 6 ft is around 8 feet from the edge of the house. None of that area is fit for anything but storage as it's just too low. None of this is to scale, but you get the gist:- I also agree with an earlier post that swapping the main bathroom and hot press makes more sense.

Jonathan is spot on. Remove some of the wall cupboards and put up shelves, change worktop and tiles. Then paint cupboards, although wooden kitchens are making a comeback! Luckily the cupboards are shaker style which never goes out of fashion. There are companies who spray paint kitchen units and even some who will do a whole makeover, but I’m not sure of costs. Updating a kitchen is a wonderfully eco thing to do, so well done. There is someone on Houzz Advice that has done something similar to her kitchen and it looks amazing. I’ll see if I can find who it was. Here’s some inspiration pics to keep you going.
