Two thoughts.

Do you need that store room between the cloakroom and WC? Could you not run the plumbing through the WC wall and make that a proper utility?

Is the breakfast bar necessary when it’s right next to the table. I’d personally keep the peninsula for worktop space and have shelves or narrow cupboards for crockery and glassware. Will make setting the table much easier and I don’t think that the room is quite big enough for clearance for the bar stools.

It looks as though your top floor is going to be smaller than the ground floor. Is there is reason for doing that? I agree with the other comments that the utility, closets and cloakroom seem an inefficient use of space. It looks as though the smaller top floor means that you need additional walls downstairs that might be avoided if you designed the top floor to the same footprint as the ground floor. I certainly think that would make it easier to then design a good sized cloakroom, a separate utility room and a shower room. You could also move the stairs to the outer wall and create a larger living room.

Alternatively, if you are using a dryer, can you put the laundry upstairs? It seems easier than carrying the washing up and down the stairs.

@Nick you have missed the dotted lines on the plan indicating the former layout- basically its not a brand new build it’s a house with a meter wide extension to the side.

If it were my house I would move the shower room into the pantry next door and then in the former shower room have the laundry plus extra storage.

I would also think about the kitchen design- the current structural pier limits the possibility for tall units.

I would also consider if I wanted to make one of the sitting areas bigger than the other.

Thanks @Jonathan. I had trouble seeing it all clearly, but yes, I had assumed this was a new build. The design makes more sense with those limitations. I could definitely live with less storage by the entrance to free up space for a separate utility room.

Other ideas for using the space better really depend on what space you have upstairs and also on your lifestyle and interests. My idea of using the space better would include a sauna where the shower room is (not an argument I would ever win at home). I also would not have the breakfast bar, as it is simply not something I would use. However, for resale value, it might be worth doing, if this is not somewhere you can see yourself staying for ever.

I'm hoping someone will address your question about underfloor heating as we are about to have work done and I would like to use underfloor heating.

Thanks stumac23 - that storage room is planned for utility and washer dryer with boiler will go there so wall will be mowed towards WC, shower room. Completely agree on breakfast bar.

Nick , on the plans ground floor only, so trying to make open plan kitchen, so it is bigger than top floor. Not possible to move stairs it is only single story side extension and there is budget in place too.

Stumac23 - Thanks for pointing on the breakfast bar, agree that not much space there. Space between cloak room and WC has to be utility and washing machine and dryer will bo there . The wall needed to separate washer/dryer, boiler from shower room with WC.

Many tha ks to Nick. If I u understood correctly - this is the plan for ground floor only with single storey side extension. It is bigger than top floor as want open plan kitchen. Would love to move stairs but not moving the whole wall and have budget in mind.

Prefer to have 3 bedrooms and second bathroom upstairs.
