Kitchen remodel - here do I start?

We want to remodel our kitchen and dining room. This will mean adding a small single storey extension, knocking through the internal wall between the kitchen and dining room, possibly moving a window and creating an internal wall to make a large cupboard, then refitting the kitchen, utility room and cloakroom.

I've got various ideas about what needs to be done but I have no idea where to start.

I talked to an architect who said he would do a feasibility study for us but I don't really understand what this will gain me.

Should I go for the feasibility study then get him to draw up plans? then approach builders?

Should I get building companies in and hope they will have a "pet "architect who can advise me?

Should I get a kitchen/interior designer in and if so will they advise on the whole project or just the kitchen layout?

I'm on a limited budget so suspect I can't afford the interior designer option but at the moment I'm going round in circles and getting nowhere - I can visualise myself still scratching my head in 12 months time!

Any advice gratefully recieved!

Hi Liz,

It would be good if I could see your current floor plan with your current dimensions. I've recently launched my hourly bundles. To make myself available to people who are on a limited budget but would like some professional advice/direction. It would be good to know what the dimensions of your "small" extension would be? This helps with determining the scope of work and whether you would need planning permission etc.

PS: I also work with a talented Interior Architect so there is potential for you to streamline your project without you having to hire different people separately etc. Allowing you to keep your costs down.

Hi Liz!

To answer your questions, I hope this helps:

A feasibility study typically means that the architect will draw some sketch designs for you and then these can be used to test that the project is right for you - things like that it fits your budget, it is likely to get planning permission or it's within permitted development. Things like that.

I offer a similar service called the Home Design Foundation Package.

I would check with the architect that you've spoken with what their feasibility specifically delivers for you - what will you get. I assume that you will get some sketch plans, but I don't know what they will be like or how useful they will be. If they are similar to the ones that I produce then you can use them to get a budget outline from builders, but they are not suitable for use for construction because more detail is needed. However, you could use them as a guideline on the basis that they are an outline sketch design that will need further decisions to be made to be able to build so can't be relied on as construction drawings.

You can do this but most builders work with technologists and not architects because they are cheaper. If budget is your highest priority then this might be OK for you. But if you are looking for more quality then you will get a better result working with an architect first and then going to a builder with a complete set of construction drawings.

It depends if your architect offers kitchen design or not. This is something that I offer in my Build Package. Some architects do offer this and some don't. If you are looking at getting an extension built then you need an architect, not an interior designer.

Thanks for your response mayfly182. In response to your questions, I opened the blinds and took pics in the daytime. However unfortunately because my building is in between 2 high rise buildings, we don't get a lot of light in. The windows in the house might have a slight tint also to prevent the neighbors from looking in, If need be, I can have that replaced to create more light. We do tend to keep the blinds closed for the most part. But that's also because It doesn't seem to make a difference much when we open them. What do I hate about it? Well I feel we failed at what we wanted to achieve. I wanted something contemporary with a nice mix of bold colors accomplished either with the wall paint or by proper accessorizing. We unfortunately started off on the wrong foot. We painted the house first without having a proper direction, and it was downhill from there. It doesn't have the wow factor you feel when you walk into a well designed room with properly matched colors. Im not crazy about the wall colors or the color of the furniture. I am open to changing the fabric colors or replacing them if need be (last resort). What do I want to keep? Im open to anything. I love my reclining chair + projector/screen. Would like to keep that. When we moved in, the floor had green tiles. But because of the kids, we went with a black carpet. We have no center rugs. I am open to replacing the carpet to a different color. The blinds were recently installed about 4 months ago. We had curtains before but took them off because they attracted too much dust. I have added you to my ideabook that has a bunch of pictures of the living + dining room. I am excited to hear what your ideas are. Looking forward to your response.

Hi Louise the layout of your space looks great. Time to entertain!! regarding the lighting layout, I would consider -pendants above the island -downlights to the main areas of the kitchen -under unit lights to the high level cupboards (linear led works well) -pin spot downlights (such as Eiger) above dining table and some twinspot (such as Eiger 2) to the lounge area and possibly some picking out art on the main walls -add some 5 amp sockets to the dining and lounge areas for table and floor lamps If you can, have 2 circuits per area so that you can really set the mood. Below is project with similar aspects so that you can see how we have zoned the lighting to suit each area. Hope this helps and good luck with the project.

There are a lot of if's with things like this but to start with you 'shouldn't' need an architect if its just taking walls down and remodelling inside: An interior designer can help but you'd need to make sure they offer space planning, if they don't they will probably not touch it until the walls are down, or if they do will want nothing to do with taking the walls down. Most building companies (If they are a company and not just a lone builder) should be able to quote to take the walls out but: It depends on what the walls are (and if you house is listed, I'm assuming not) If they're stud they can come out no problem BUT if they're masonry that's harder and if they're load bearing it gets much more complicated with beams and building inspections (Again, a builders company should be able to handle all that for you) Knock on the walls; if they sound hollow they're probably stud, if they sound solid they're probably brick, if there are brick walls directly above them then they are definitely load bearing, If you can find which way the beams run you can work out if they are bearing the floors or not. If you know exactly what you want to do with the space once its opened you can probably talk to a builder, they should be able to do drawings and may be able to do all the decoration etc. to make the room how you want. If you're not sure what you want exactly or what options to choose an interior designer or an architect would be a good start, architects are usual more expensive and would be a bit over qualified for just taking two walls down but as I said an interior designer would need to offer space planning not just interior design. Some building companies will also offer some design advice but it might be a bit limited. I offer both design and space planning along with 3D digital modelling so clients can see what a room will look like before anything is done as well as remote working (shameless plug) Do you know what it is you want to do with this new room?

Could you put a turn in the stairs (this one is rather deep!) then a loo behind There’s a smiliar floor plan and photos on the attached link. i forgot to say you need to keep a loo if tne house was built after i think 1991? (being too lazy to check) and you may also need a sprinkler if the stairs are open to the kitchen and the house is more than 2 storeys. Yes to an architect but make sure it’s a registered one (you can check in the architects register). Adding extensions are best dealt with by architects or architectural technicians, as Jane mentions, some design kitchens too - if you find one local to you that doesn’t , you can either approach a studio to design for you - or someone like us who’ll design with you, remotely. Then you simply shop around with one plan to compare like for like prices.

If the Architects you have spoken to categorically says you can only go out, for example 2.3m and for a run of only 4.5m for example - a concept planner like us could work to those parameters to give you an idea of what’s achievable for kitchen furniture and space planning etc to those sizes before you engage the architect and start investing in the big bucks. We do that on occasion for client who want to do their own feasibility study. To see if the funds that have will create the desired effect .
