Ensuite Dilemma

We are hoping to start the renovation of our new (to us) home, first working on the guest room ensuite. Do we keep the vintage green basin and loo and replace the tiles..... or do we start again. The basin and loo are slightly different shades of green, the tiles might have been recycled from another bathroom as some of the tiles are chipped on the edges, they dont quite line up and are marked from the cistern thats leaked and it all feels a bit botched. Any suggestions appreciated

That would have to be binned for me but how are you decorating the rest of the house? If you’re not modern or contemporary and it has more of a Victorian vibe then you might want to keep it.

thanks Daisy for your comments - we are going to be more modern coastal style so not uber contempoary or too traditional. Would like to create a light airy feel to this room because it has no natural light. Wondering about adding a skylight if i can get conservation/planning consent

I agree that it is unusual now to find a new house without one but I think if you have space to put an extra shower room elsewhere so that you still have more than one then it should be okay. Ideally somewhere not far from the master bedroom. Also like the suggestion for you to put in all of the pipe work etc so that it can easily be added later. If you dont get round to it upon resale then atleast there is less work for a buyer.

I like that idea!!! Or turn the bathroom into a walk in wardrobe, add en suite to room 3 and have the en suite as a sole en-suite. It comes down to preference of having the master dressing room to be large with the lovely views or the en-suite.

Thanks so much for taking the time to respond Jonathan, I really appreciate the input. My husband is kind of set on a balcony as we can see the river and he wants to be able to sit there with a cup of tea 😜. I don’t mind either way really, I just didn’t want to have chairs in the bedroom as I thought that would look odd? Your ideas have brought up an issue in my mind though about the balcony/possible seating for this view and the fact that we will need to keep moving it around when we open and close the doors. With the side window, the house is under a national trust covenant and so the side window is really there to look a little more aesthetically pleasing and to match downstairs. I know it seems to waste that whole wall though.

Hello S C, Exciting news. Congratulations. We work on this type of dilemma as a layout package and the first thing I would ask is the dimensions of these areas: I would think you can do something here to get a WC in this space for the Master bedroom. This area is above the downstairs bathrooms and WC so shouldn't be an issue, they are also outside walls and don't detract from the main bedroom space. A few things I would look at - whether you can block the second bedroom's wardrobe and instead give them access to the eaves for storage maybe and put the WC in the area behind the stairs accessed from the master. Or if the eaves space is shown there is big enough? Alternatively, you could make the dressing room a bathroom dressing room combo with a door from the master suite. I would say at this stage, work on it being a definite possibility with your decision-making and then maybe look at getting someone in to discuss the layout or looking at a layout package with a designer or concept planner once you have the property. Looks more Art Deco than Victorian, but a bit of a mish-mash, and tiles don't match basin etc. Would be inclined to bin it.

Yip, it’s not stylish/ interestingly retro or anything I’d want to retain...starting from scratch will allow you the opportunity to achieve exactly the look you want!

Hmmm, sometimes trying to mix not enough of any one thing doesn't really work. If there is damaged tile I'm not sure any would be worth keeping. My only thought , and I'm not enough of a renovator or tradesperson to know if it is a practical option, is changing out the green tile for white for a whole white background with the black as trim. Having said that, it might just be easier to do a whole reno.

Hi, I would rip it all out if you can. If you are thinking of just replacing the tiles and keeping the suite then this would not really save you anymore because things will have to be removed to replace the tiles anyway. If you are on a strict budget then you can replace the basin and pedestal for something basic which would really not be expensive at all and would definitely be worthwhile doing.

Let it go. Our suite was sage green, very light sapping, and when we removed it and put in a white one it was like someone had turned the light on! Avocado suites were popular in the 70s and not in a good way.

I quite like the basin.
As I see it you have two choices- either rip it all out and start again.
Or remove the newer additions, keep the charming older parts and work with them.
You could keep the WC and basin and tiles behind the sink, replace the the toilet seat and the shower enclosure..... previously someone has tried to continue the period theme but the brand new tiles look too new against vintage. I would probably tile the shower cubicle in black rather than continuing the stripes and consider a black shower enclosure too.
