Moving small bathroom

As it stands our property has a very small bathroom on the first floor. Our idea is to move the bathroom to the spare room and lose a bedroom on the first floor and then turn what was the bathroom into a dressing room with fitted furniture.

Then on the ground floor where the existing kitchen is we plan to make that a guest bedroom with en suite, potentially useful for a family with an older child who wants a bit of privacy? The existing dining room will become a sitting room complete with a bar for relaxing with a drink on an evening or enjoying a book.

Then in the basement (not seen on floor plan) which mirrors the ground floor there will be a large kitchen, shed like room for tools etc, utility with white goods and the extra room down there will be transformed into a cinema room complete with projector and screen.

To go back to the initial point this loss of a bedroom and addition of a much larger bathroom and dressing room (there is two of us here and no plans to add to that) is is sensible or can anyone suggest other ideas for the layout?

If it were me I would be thinking about the lower level that is not shown.
Is it already converted? Does it have decent head height? Does it have access to the outside?
If the answer to any of these questions is no then I wouldn’t move the kitchen down there.

I’m also not sold on a ground floor bedroom that you won’t use- would it be better for this extra bedroom to be elsewhere and you enjoy the room that presumably has the best ceiling height and light?

Is it possible to post a plan of the lower level and give some more information (or a self explanatory pic of the front and back)

Hi Jonathan,

The lower level is currently a cellar, a very large one with the same room layout as the ground floor. Head height is around 8ft and the floor is being lowered slightly to accommodate a wet UFH system and maintain that. The huge stone flags are being taken out and reused in the garden and also a driveway is being built and they will be used on that also, there are a lot of them. It doesn't have access to the outside however it is something we are considering as there are large windows with light wells down there.

Just to note the current dining kitchen is one large room but the plan is to repurpose the room as a guest room with an ensuite/downstairs loo.

Hello jodg, I see well that's not quite what I had in mind : ) ) ... perhaps consider the closet idea for your bedroom... Regarding the shower screen...possibly an overhead curtain rail as opposed to a glass screen... It negates the need for a wall to fix the glass sheet to.. Or and this one requires more plumbing.. move the loo... in order to leave a smaller bath at that end of the bathroom.. If not then you can enclose the stairs and then fix the shower screen to the "wall" and keep bath at that end and loo and sink at the other end.. possibly losing the storage element under the stairs, which isn't ideal for what you want but it's possible you could create both.. if not smaller storage... : ))

If you shop for a space saving toilet there should be plenty of room for a full sized basin on the same wall. A p shaped bath would also give you a little more room at the shower end.

An unfashionable view I think, but I don't like the view from front to back designs. I like the back feeling more private and, for extensions, love the wow factor of opening a door to an extension where the type of house leads you to expect something less impressive. So I'd be another vote for working with the current bathroom location, albeit for a different reason. Also, I suspect only having a cloakroom instead of a downstairs bathroom wouldn't meet building regs as there's a rule about not reducing accessibility plus having bathrooms on every floor with bedrooms increases property value/saleability.

You have a good head height in the cellar but I bet it’s better on the ground floor. I would put less used room on the lower level and make sure you maximise resale value by having rooms that could obviously be bedrooms for the next people. But there are lots of ways it could be laid out. A designer/concept planner/ architect could all help by finding out more about what you need..... for what it’s worth this is what I would do.

I think I agree with Jonathan - unless you excavate a huge lightwell, basements are always darker and less pleasant to spend time in! Putting an extra bedroom there is likely more practical (especially if you won’t be using it immediately), although I think plumbing in toilets in a basement is slightly more complex than other stuff, so make sure you check costs of that too :)
