Hi there, Your budget will be very tight. Does the 50k include all professional fees and VAT? Can you provide a little bit more information? For example is the house attached to other properties and have you completed trial holes to determine the depth of the existing foundations. From the photos it looks as if these are shallow brick corbelled foundations. This means that you will have to underpin if you are looking to increase the headheight, which no doubt you are. Also do you have information relating to the existing drainage set up on the site and what will you be using the new space for? You will need planning permission for the lightwell and the party wall process could be expensive if you are going to underpin. I disagree that it might fit, I think the table seating area will be tight and will also block the walk to the door. The sofa I don't see a problem with as it would just sit where the table and chairs are now.
