Comments (3)So, has the approach to your property changed at some point? Because I would expect your entrance hall and front door to be at the front and not at the back? Could you turn it around again? If not, maybe move the front door to what is now the kitchen, making the kitchen part entry hall and part utility (dividing wall). Then you could perhaps create one large kitchen/diner/family space from the current utility, office and family room. The current dining room could be an office? Comments (3)Sorry but I was a little confused by your post, you’ve put single side extension or double but having read it several times, I presume you mean single or double storey extension? Apologies if I’m making unwanted comments but as you’ve said the floor plan is a nightmare, I thought I’d raise a few points. I can see why you want the extension downstairs and I agree with making the house suitable for you but I think the new plan compromises the living space for these other rooms that won’t be necessarily used as much as living space. In my opinion, a house with 4 bedrooms, needs more living space - the small area of seating in the kitchen diner would put me off buying & I would explore other possible options for the ground floor. For example could the storage space at the back of the garage & a small portion of the garage be combined and used as utility / dog shower as it has direct access to outside? Do you need a shower room downstairs or is it just a useful addition? Although I think your current upstairs layout is fine, I think an en-suite upstairs would be preferable to a shower room downstairs unless you need the downstairs for washing off after the beach / mucky work, etc. Do you need the extra bedroom downstairs - you’ve mentioned you don’t need more bedrooms? If you need a spare room for visitors, could that double as an office. The boot room seems large for its purpose, especially compared to the living space. Maybe by combining some of these areas you could create a little more living space. Finally, to answer your kitchen question, I think I’d probably have the taller units in the ‘u’ if space allows for door opening, etc as it will create a more open feel when you enter the room and not see the taller units towards the doors....See MoreHelp with floorplan for kitchen/dining area
Comments (4)Dear Alice, The kitchen and dining space is really small, but it depends on what your requirements and preferences are. If you are just with you and your husband, maybe this space will be enough, but you should definitely think more deeply about the layout of the kitchen and dining room. I advise you to think first about what is most important to you, that is: do you want to have a large kitchen, without a dining room, or would you be satisfied with a breakfast bar instead of a dining table? Do you often have guests... etc. Start with the things that are important to you and put everything else in order of importance. Comments (18)Another with that 4m sideways, but without the rear extension: When you accept the lounge area as being the one and only, there'd still be lots of extra's added to the house with extending sideways. Here's a study/guest/play with it's own ensuite. Toilet moved over to create a hallway to a utility (3.9x2.5 in this floorplan) where all those little boots and coats could be stored! Oh and i closed off the front reception doorway and added ensuite doors....See More- 5 years ago
