Design Dilemma Building a Home

Hi
We have recently moved house & we are currently planning internal changes as well as a single side wraparound extension original floorplans attached & our proposed ideas we need 4bedrooms house is currently 3 bed. Boot room will enclose dogshower & sleeping quarters etc hence size thoughts on layout would be appreciated please.

It seems to me that you would me almost doubling the downstairs space but living in a smaller space than you have in order to have many additional little spaces. Furthermore you end up with a house that is bottom heavy (ie not enough space upstairs considering the downstairs).

If it were my house I think I would be considering if I could save some money on single storey extension to extend upstairs instead.

Hello helbel71, A fireplace is lovely.. even if you only look at it! If it's leasehold you may have to obtain permission to do anything especially if it's to have it as a working fireplace.. It would have been good to have negotiated this at the sale point.. However if you can go ahead and unblock the fireplace.. you need to be sure the structure is sound by making sure the lintel is in place and there aren't any obvious signs of struts holding the top of the opening.. You'd see these.. So once you have cut away the plasterboard.. usually you can tell where as it will sound hollow or not as you go. Looking inside with one's phone light or torch you should look up inside the breast facing outwards- there will be a line or brick or usually now concrete lintels are used.. Or you may see struts.. in which case get a builder to put in a new lintel and then you can decide what to do with it.. It may be that it's sound and all in place.. So you can just get to the point of deciding how to present it.. For me it's a swan basket and logs as authentic as possible... even if it wasn't ever lit... Some people might light a candle or twenty but at any rate I always suggest the swan.. Now the next thing is to decide.. Will this hinder you spatially if you open it up.. as you will not have that wall to use or sit things in front.. I also want to suggest situating bathroom where kitchen is and visa versa.. You could have a wet room style shower area with a tiny sink and a wall hung loo.. Plumbing would have to be moved and you'd need to be sure you could do that but - I have seen the smallest shower room in a studio that was about the size of a phone booth! It worked.. then there's more room for cooking and or living area. All depends on what you can do and what is permitted and what is important as for some the bathroom size you have currently might very well be non negotiable.. : ))

As it is a utility/mud room, we will have: Washing machine, dryer, American fridge/freezer, boiler, mega flow tank, recycling bins, kids bikes, shoe rack, coats (on hooks). The main thing I don’t want is for the kitchen/open plan area to lose its “wow factor” but then is 650mm (according to the architect) going to make that much more difference?

I like the kitchen better over that side as well, I think the flow of the room works better. I feel like I've been through all possible kitchen layouts but hadn't thought of that one so thank you, I'll give it some thought.

Hi Andrew, Here is a quick sketch I came up with. You said that the north bay window doesn't provide a lot of light so that end could become a bedroom. but that does create a very cramped living area and a bathroom which is basically just off the kitchen. But if you have high enough ceilings you might be able to create a clever split height layout for a small, fully enclosed second bedroom (this should work for a 3m ceiling). These split level/low height spaces are becoming popular in the ‘Tiny house movement. By changing the bathroom around a low ceiling could be created over the toilet and bath, and then a bed could be added in the space above this and a wardrobe on the bedroom side. The bed would be reached with a ladder or built-in steps with storage under it. The area over the sink would be normal height with some storage space above. This creates a fully usable bedroom without using as much floor space but it is only really suitable as a guest or kid’s bedroom. It is definitely fair to say it's an even 2 bedroom flat. And because of the expense of the extra walls, floor and custom furniture, it’s usually undertaken by someone planning to live in the space themselves. So this may not be suitable for your case, I just thought it was an interesting and unusual idea. Please let me know what you think? And I wish you all the best with your project!! Phill

Hmm. I think the boot room would make more sense in the garage and if I you’re going to have 4 bedrooms upstairs there should be a decent sized bathroom and ideally an en-suite. Consider reducing footprint of extension downstairs and do a double height extension.

would consider double side extension only but want access onto back through a utility
and we love the stairs

living area as is 20ft 6 X 11ft 4
kitchen is 15ft 11 X 7 ft11

garage is 16ft 2 X 8ft
