thoughts on floor plan please?

What are your thoughts on the layout of the floor plan? (before the architect finalises the drawings (Ignore the furniture layout))

One of the things I’m questioning is whether I am dedicating too much space for the utility.

It is a big space for the utility but what are you planning to put in there?

As it is a utility/mud room, we will have:
Washing machine, dryer, American fridge/freezer, boiler, mega flow tank, recycling bins, kids bikes, shoe rack, coats (on hooks).

The main thing I don’t want is for the kitchen/open plan area to lose its “wow factor” but then is 650mm (according to the architect) going to make that much more difference?

Assuming you have the room internally you can put your soil pipe internally and then have it exit the house below ground level to get to the drain. This avoids the worry of pipes snaking down the outside of the house. Where is the downstairs wc going to be? As this is an indication of where the drains will be dug

How about putting the cinema room where the office and WC were planned? Then add in WC on right (where cinema sofa was planned for) and then have a study space on the left - creating an open hallway between study and WC through to the extension? Study would have to be more of a cupboard really - desk with shelves above, with doors that can close at the end of the day to hide all the mess - more of a homework/computer station than a proper home office. Think you've got to decide whether you want a proper office or a cinema room, as walking through cinema room would be a negative for me. Or is there enough space in current dining room to section off the left side of it for hallway to extension and leave enough space on the right for cinema (or study and shower/WC)?

I think B! Best to spend a bit more and have what you really want. Although you’ll lose your store room you’ll have some spare space in your walk-in wardrobe. My advice would be to have a shower in your main bathroom as well (either separate or over the bath).

I also think a quieter room would be better especially if it is for a family. Will you be happy just having a view of your garden rather than instant access. If it must be there then think of screening it off in some way. Internal glass doors and screens look good. Is the office for working only or do you have client visits? Consider having your dining table turned 90 deg where your office is with the bifolds and moving your office to the long wall where the dining table currently is shown.

I think this is a good layout. And the utility will be useful for storage, you will need room for the vacuum and steam mop etc and probably some coats too

Another point is do you think I should reduce the kitchen window from 1800mm to 1200mm and increase the bi-fold from 4500 to 5000 to have it come into the kitchen area more?
