Thanks KWG - this is not good but there is always a solution. 1. The most hassle-free and least bothersome to the plumber is to increase the thickness of the wall. For condensation issues your plasterer has raised, you should ask for 'foil-backed' plasterboard. These are vapour panels that block or limit condensation. Get the best rated one. 2. The alternative is to change your radiators to a configuration that allows the pipe to attach from behind and the valves attach from underneath (see image). It will save you a crucial 8-10cm. Thanks for your comment Paul, I agree with all your points. Unfortunately, a waste drain runs at the back of the house. I'm told, we are only permitted to cover this pipe to 6.5m by Anglia Water. Which is why we cannot go the full width. This means, once the kitchen units are in, they would visible if the wall was straight and in line with the entrance and stairs. So we've had to create a slight step-in to fix this, I'm hoping once the final measurements are in, that I might be able to get the wall straight, and so a clean line of sight. I did think about flipping the kitchen, I was told it would require waste and water pipes being moved. I was recommended not to do it, especially with our budget and what we want to achieve. We also get the evening sun to the rear left corner, so would be a nice spot to sit rather than cook. Which is why I'm keen to have a bench seat and a table there. One thing for certain is removing the pillar is key, as you've suggested.

Rinked, I also considered that, but the table and chairs would block access to the back garden. The front extension would significantly block most of the south-facing light in the living area, the back double doors, are north-facing so they don't bring in any light. So while I agree that you need some sort of entrance into the home, The front extension is a mistake in my opinion. In regards to the comment of keeping the passage, yes it's good to have, however, soo many people who live in terrace houses don't have that option and I don't see that as a significant issue.
