Comments (3)Thanks for your input. We already have a bid from a local plumbing company and the existing waste pipes etc. are running right behind the wall where the proposed toilet is placed on the plan, and they think they can hook up wastewater and soilwaste right there and it will not be a major problem. The issue is that this company did not solve the venting issue and we are not so pleased with their design..In addition, they were very high in their bid. Comments (2)Hi Zi, Without a survey it is difficult to say if the paint would work for you in the same way as your neighbour. It may be that she has extra block work inside that acts as a barrier to any leaks which your side may not have. I understand why you would want to go for the more cost effective option, but best to get a damp survey to be sure and save paying for works that may fail in the short term. Comments (8)Ah - I think the surveyors report says it all. This style of structure is usually based on a wooden frame that is infilled with insulation and then clad on the inside with plasterboard etc and on the outside with the wood batons. There is no damp course. They are designed to be elevated off the ground so that there is good air circulation around and underneath them and because of the gap - usually around 200mm - there is no need for the DPC. As the wood cladding is very close or in fact in contact with the ground, water will simply soak up into it and from there transfer to the insulation and internal walls. It all acts like a wick drawing the moisture up. Who-ever built it did not know what they were doing! As arc3d says lifting it up and placing it on bearers that would create the required gap should fix the problem. Make sure that the bearers have an impermeable membrane between them and the ground to break the chain of water rising. Probably worth lifting a couple of the wooden cladding batons just to check what the construction technique is underneath. I am assuming the frame build based on its appearance from the outside. Comments (1)It seems like there are two issues- firstly do you take the belt and braces approach of stripping your side roof and making it like new or do you just deal with the immediate issue- I say ask roofer number 3. Separately you need to remove the cause of the problem which is technically a communal issue. I say look at your lease agreement and if time is of the essence you cover yourself with lots of pictures- get the work done at your expense and then pursue your upstairs neighbours for a contribution afterwards....See MoreC Schultz
