The porch area isnt big enough just for wellies etc unfortunately but that would have been great to get the kitchen area to a larger size. I think I might have to scrap the utility area sadly I just can't see how I can fit it in and have a good size kitchen/diner and potential living area in one. I do like the previous floorplan idea about cutting across the extension and fitting a utility in there but if i have to knock down the old outside wall and fit a large rsj to hold it up alot of expense and not sure the presence of a utiliy would financial justify it? if so then happy to spend the extra. something I need to look into abit more possibly. Hi Shelly, There's a good chance your extension falls under the permitted development, especially if your current existing rear wall is original, and not from and older extension. In any case it's always advised that you check this with your local authorities. Producing planning applications is a very tiny percentage of what architects do. On wether you will need an architect or not, that depends a lot on your contractor. In your case, they will have to carry out the design, that includes making necessary drawings to build from, liaising with multiple suppliers (kitchen, glazing etc.), structural engineers, building control to provide necessary design, layouts, specifications and building details. Of course the cost for the above will be additional to the building cost in your contract/deal with the builder. If your needs for the projects are simple, you have the time to manage the project yourself and you know exactly what you want from it, that includes all finishes, extension design, kitchen layout etc. then going for the above might be a good option. Hi Steph, ideally your layout and 'priorities' should inform your build plans. I mentioned the extension width as currently you have roughly 5m2 of unusable space near the entrance of the kitchen and lounge doors. Extending outwards could potentially afford you room for a sofa or valuable space to pull out chairs around a table or incorporate a slim kitchen island/breakfast bar. The number of people in the home and the different items you want in the room (TV, sofa vs armchairs, etc) will help determine the type of layout advice people will be able to offer you as Ellie suggested above. The more detailed you can be about the specifics of your priorities the better. :) Worth consulting a specialist who can talk you through your requirements and provide you with a layout that works with your lifestyle before starting the build.

I prefer the island option. im not sure what you want/need to include but it appears (by eye) to give the greatest amount of space. I’d reduce the island to 900mm and give the extra space between the units. You could have the plumbed appliances on the island and seating like this with a 300mm overhang for the stools. This kitchen is longer than yours but i think a tad wider assuming the tiles are 600. The island could be a lighter colour than the other units making it feel a but wider
