I would recommend lifting the ply and the tiles, then replacing with at least 18mm marine ply and countersunk screws. A screed of feather finish will hide all the screw heads and joints. This will leave your new floor ready for any work you undertake, from laminate to even a simple sheet vinyl like rhinofloor. This is the most expensive option for definite but when a subfloor has been done "on the cheap" or cutting corners I have found it to raise problems later on. You can screed over the top of the tile if they have been prepared correctly (degreased and keyed), this can be a cheaper option as long as you get a floor layer that knows his stuff. This will lead to your floor now being higher than before therefore if you add an 8mm laminate with a 3/4mm underfelt your doors might need planed and you will have a slight step from the adjoining rooms. The LVT (luxury vinyl tile) is fine with underfloor heating because it is so thin although you will need to tell your supplier so the advise you on the correct adhesive. It won't retain the coldness of ceramics and is very resilient. Hope this helps.

Having a ''THIN'' vinyl type flooring like Amtico or Karndean, its colud be good for getting the level for the threshold?, what about the uneven surfaces ?the whole floor will be have to be levelled off with sub flooring compound,££££££ , as explained by my colleague (Selsol Architectural,) above. You could also lay ply boards by gluing or/and drilling and screwed to the tiles , adding adhesive could become a vibration barrier ? and could solidify the sub flooring , or become a sound barrier too ? Yet again it could create problem for the future renovation made by you or if there is a pipe of some sort running under the sub flooring and its ''leaking'' how hard will it take to access ? i'm not saying high likely, but is possible, it does happen the best advise i can give is take the tiles off!!

Not cherry like the other wood - as would be too dark ... maybe a light non wood finish might be better ? But in all honesty - putting laminate in might give you echo problems maybe a soft thick Lino might be better in this instance, if sweepable floors is your aim ?

Hi I have laminate in all of my rooms, even in my bedrooms. We used QuickStep persepective 4V antique oak planks, a bit more expensive than some laminates but we have had the flooring down for about 10 years and it is as good as new. We use a rug in each living room but have no rugs in the bedrooms. We have had an older dog and a puppy on this flooring and they have been fine. I like the fact that I can Hoover and mop it and it's good as new. An ordinary mop gets between the joints of the flooring so any dog accidents aren't a problem. I have a vinyl type flooring in the kitchen diner, it's made by Polyflor and comes in a wide variety of designs and colours, this too is excellent. My husband and I laid all the laminate flooring in our house and it was quite easy once you've laid a few planks.
