Are you aware that building a 'L' shape extension will need planning permission first, this will set you back another 3-4 months. Plus Building Regs would need reapplying for. Also, from my experience conservatories only need building regs approval if they are over 30sqm; which means most conservatories are shoddy built and the foundations are unlikely to be suitable for the transformation into a proper extension. Also, the floor is unlikely to have been insulated - sorry but conservatories can be a hornets nest of problems. My advice is yes you should have a door off the hallway into the new room, cost of that should be minimal as you are only looking at using a couple of standard concrete lintels which are cheap as chips! Although I would have put the shower room at the front as the current layout means friends and visitors end up going through your kitchen to use the convenience. It has the advantage the new reception room as a rear garden outlook. Hope that helps

Either make the extension smaller so that you still have room for a small window on the side, plus put glass doors in to the kitchen from that room. . Or knock through and make the living 2 in to a large kitchen diner, then you can have the extension whatever size you like. Personally i think knocking through is the only sensible solution.

Hi Sasi, What a lovely house. It certainly has a lot of potential. I am sure you would be able to reconfigure entrance. There are several different ways how to go about it. Just few things to be aware of: 1. give yourself a time to work out what is the best layout for you and your family, do not rush this. Perhaps once you move in you will be able to feel the house and identify clearly where is it not serving you well 2. it may be expensive to do all the work at once and you may need to phase it so prepare a masterplan which you can follow, once you have the master plan you will be able to decide on what are the priorities 3. do some good research and hire professional that will help you to identify the problems, suggest cost effective solutions and advise on how to allocate your budget to get the best value Refurbishments and renovations can be stressful and costly so weigh up pros and cons of buying this particular house and if there are too many cons perhaps it is better to keep looking. One last comment - they probably won't like the flat roof! They will want it to have the same slope as the existing roof, I don't know whether you have a gable end (like your neighbours) or if you have a hipped roof - if it's hipped they might want to keep it hipped or they might let you do a hip to gable extension. Space to the side looks ok to me though, but I'm not a planning specialist, I just know what they did/didn't allow for our double-storey side extension.
