Design/layout ideas for open plan space

We have just moved in to a very dated 1930’s house. We are adding an extension and making a large part open plan. I have attached (hopefully) the current layout, the new layout (both based on estate agent plans so not perfect) and my sketch for the back wall (i.e windows and critall doors placement).

The whole house is 10m long and the extension will make it about 5 and in parts 6 metres deep. I want to include a kitchen, island, dining space and ideally a snug/2nd tv area/informal seating/play spce type bit!

My main questions:

- will this all fit?

- is there enough kitchen space? (we have 0.9m american fridge freezer and I’d like a rangemaster)

- how do we make great storage (toys/dining stuff etc)

- do we need to ’zone’ the space

- how can i keep it modern whilst also having a nod to the 1930s heritage?

- am I missing a trick anywhere??

ps these mesaurements aren’t perfect (the island will be 2m not 3m long) and other bits are a lottle out but close enough!

Would love any general feedback as feel a bit out of my depth!

I like the layout and unless you want a huge table and snug it would work. i might not have such a deep island but it depends on your storage requirements. I would incorporate a bin next to the DW. Personally I’d have closed storage on the rhs of the pantry. Some of this can be used for toys or hoover etc but you also have a space next to the garage which could be used as a store especially for big toys.

Personally I would close off the lounge to separate the areas or at minimum have doors so you have a private room. if possible i would have either double doors or a door on the left from the halll to get the front to back view. I’m not sure which way it faces but do you need any rooflights at all?

I think the new layout will work very well. The space around the island is good enough to comfortably move around. I think there may be a bit less storage space in the kitchen if you go with a rangemaster as minimum 1.8m of space will be taken up by the fridge and the cooker. However, it's an assumption so please check with your kitchen company and see if the storage will be enough as you have a pantry too.

To zone the areas, use area rugs, benches as dividers.

For storage, built-in units in the newly extended dining area are a good option where you can hide toys and store other extras as well as display your decor pieces, books etc.

Use natural material in baskets to store items that you would not like to be on display like tv remotes etc.

Mix traditional and modern pieces to keep with the vintage vibe in the home.

I think your snug will always seem a little dark as the room has been elongated with the extension. I think the best you could do is pop a mirror in the snug, the biggest you can afford to see if that makes a difference. A lighter coloured rug possibly? It's a great space though and I like the wallpaper :) It would be a shame to lose the original door but could you change it for one with glass panels in to let light in from the hall?

Position of sofas either 1 or 2 is really irrelevant as they are not fixed items. When the room is built you will no doubt swivel between layouts to see what works for you then. In your options posted it is the layout of your kitchen, is it in the right area if the space? are the units, sink, hob, boiler etc in right place? These are fixed and it's more important you get these right.

How about something like this? I would definitely put pocket doors across to separate the front section, it’s so useful to have a room that can be separate. It could be a TV snug or a playroom etc. The middle section I would have shallow storage on one wall and maybe a desk for home admin and just a place to dump mail etc so it doesn’t clutter the kitchen. Or even just a shelf or console there if there isn’t space for a desk.

Yeah, sorry my drawing isn't accurate, just my best attempt using some free software. The measurements on the rightmove advert say; Kitchen/Breakfast Room - 6.17 x 4.20 (20'2" x 13'9") Dining room - 6.28 x 3.62 (20'7" x 11'10") - not sure how this is slightly longer than the kitchen/breakfast room to be honest! There's a wall inbetween the two rooms which I'm looking to knock through. The 4.2m includes the utility space so i've estimated it at about 6m once the wall is gone and excluding that area. Does that make sense?

I tried to recreate your floorplan and put in some furniture. With a rangemaster and american fridge, you'll need a good counterdepth on the right hand side. And to open the dishwasher or the oven a wide aisle is a plus as well. I drew a peninsula, as the traffic lines around the island aren't optimal. I don't think you should try and pack too much in there.

Here another kitchen layout. Though with a range and a stand alone fridge, I always thing one wall or L-shaped kitchens, so the range isn't blocked by an island.

I love the space.

There’s only a few things I would consider;
Definitely as said above, having double doors in the lounge to give you that flexibility.

Speaking of doors I would also say having a glass door at the end of the hallway so you can see right through the house from the front door look amazing (IMO).

Regarding storage I would also think about under stairs storage.

Just another thought, I know why the sink is in its current position (view from the window) but I think I would have the sink in the island -

Ps I’ve just seen @rinked drawing and I love the second but it would prob cost more than the first one.

Wow thank you so much for everyones ideas…

to mention a couple of them… under the stairs is challenging because they are open stairs… which weirdly i am falling in love with (once we’ve removed the carpet)

I agree with the suggestion to move the door to get the view all the way from the front.

We definitely plan to separate the living room… its quite small so torn between brick wall so we can have a sofa there or glass doors for the light.

We are having two skylights 👍 and a pitched roof.

love the natural materials idea, I’m hoping for forest green island, plywood/natural wood modern kitchen and then wallpaper behind the dining room wall of natural green vines.

Hi Katy, congratulations on your new home. We have a mid terrace 1930’s house and a few years ago now extended at the back. I like the plan you have- toilet at the front with window, great idea- easier if the waste pipe is already at the front of your house too for the first floor bathroom. A couple of things I would say: I’m not convinced on the full length window, I would say if you really want bifolds make opening a bit bigger and leave enough blank wall to fit the depth of a cabinet/storage system on the left hand wall. I would def add double maybe frosted glass doors to separate the living room as and when required.
Also I’d keep the island top clear of appliances, I use mine for food prep and lots of socialising (back when we could 😀) and a sink interrupts that, kids have breakfast, do homework, husband works there often and uses it as a standing desk. Also by keeping the kitchen on 1 side and living all on the same there is always a possibility of having a large sit down get together or a space for a dance floor!
I’ve clearly missed socialising in lockdown, but in the interim it’s been a great space for PE with Joe all those days of homeschool. I’ve attached a photo and floor plan so you get the gist.
