extension decision - where do we start?

Just moved in to our new house that needs completely renovating.


We want to build an extension on the back and have come up with 2 options for ground floor layout, one of which involves removing some internal supporting walls.

We're also considering a 2 story extension while we're at it.


I'm reluctant to pay for an architect because I don't feel like I really need help with the design, I just want to know what is structurally possible, and roughly how much each option would cost so that we can weigh it up and decide which one to go for. (then if we need to we'll get an architect to finalise the design with us)


so where do we start? do we have to get an architect first, or would a structural engineer do, or do we just start by getting a builder round??


I want to get on with things asap because the decision is holding up us doing the renovations on the rest of the house.
