Question on Permitted Development for Side Return Extension

Hello all

We are at the beginning of our journey to renovate our Victorian house. We wish to do a side return extension to fill up that space on the side at the back. I have a question regarding permitted development and the 3m rule.

My question is: from where does the 3m rule apply? In the attached photo I have drawn out the proposed extension. Does the 3m rule apply from point A, i.e. it begins from the window of the reception room. Or from point B, from the further point at the back of the house - the kitchen wall?

Our local authority makes you divide it up, so that everything directly in front of A is measured from A and everything in front of B is measured from B. doing a wrap around extension requires planning permission if you want to go more than 3m in front of A. Does that make sense?
I would add that the drainage for a Victorian terrace often runs really close to the end of the house at B. If you are thinking of extending there scope out where the drains and manhole covers are as that will affect the complexity and expense of your options.

It all depends on distance to boundary/neighbour’s house and how many other openings there are on that elevation of your property already. It’s in the fire bit of the building regulations, there are limits to how much of the wall can be openings to reduce risk of fire spreading to adjacent properties. Is there a reason you're looking to restrict yourselves to be within permitted development? It's not that difficult to get planning permisison if what you want isn't strictly within the limitations of permitted development. Also, you don’t say if you plan a single storey or multi storey extension. If you build on to a side wall PD only allows a single storey extension and full PP would be needed for a multi storey extension. Also may be restrictions on what you can do at the side if you are on a corner plot. Check out the planning portal.

Thanks foe this useful information. It’s only going to be single storey. I’m not confident this will come under PD. Got a sneaky suspicion it will be over the 3m. Will be popping around next week to check it out.
