Design Dilemma Exteriors Renovating

Options for permitted development side return HELP!!

I'm uploading three images, with the potential extension in res. Images one and two I know are available through the normal PD rights. However image three I've been told is also available with PD rights, as it doesn't extend past 6 meters. Its just that I've never seen a side return do that! Anyone know if it's an absolute NO, or a grey area? I really appreciate any help on here! Thankyou

The thing about side return extensions is that while they may be small enough for PD, you will need to address party wall issues. I’m of the view that if in doubt, get advice from local planners, could save a lot of hassle in the long run!

Thanks Angie, I'm well aware I'll need a party wall award or some sort of contractual agreement with the neighbours for any of these options. Option two requiring two for the other side! Its option three that whilst I think is theoretical within PD, the gov UK documents aernt clear about extending past the original house. Its a small house so the bit that sticks out in 003 is what I'm curious about. Reason being is there is a manhole close and 003 means we wouldn't have to move the manhole, so whilst it's a slightly larger extension, it will same some money moving the drainage

Unless you are familiar with dealing with the planning department, it is worth considering appointing a local professional who is used to submitting planning applications Contact the planning officer who dealt with the permitted development application (if you don't have a name there will be a reference number- explain you have a query about the project stating the reference number and there's a good chance you will be passed to the correct officer). The planning officer will not tell you whether an application will be approved but they might tell you if you have no chance - ask them if it is worth submitting a planning application or whether it is a waste of time. If the officer suggests it might be worth an application you can then decide whether to proceed - your neighbour will object again but the planning officers will have to determine whether there is policy to support an objection and refusal. Afraid there are few guarantees with planning, if an application is refused you can still build your permitted development extension but this time with the knowledge (and piece of mind) that it is as large as you could have.

Thanks Minnie - actually thats an interesting perspective. Yes _ as when I sell I'll convert it back to a 2 bed so that developed space will need to be living space as well as kitchen/diner as the current lounge will be the second bedroom. . I like the idea of the table on that wall and can be counter top space when cooking if needed.That also gives space for cosy sofa., not the small one I was trying to fit in. The courtyard won;t be covered but I have a patio and 38 foot garden with furniture on so that covers that. Thank you!

Our local authority makes you divide it up, so that everything directly in front of A is measured from A and everything in front of B is measured from B. doing a wrap around extension requires planning permission if you want to go more than 3m in front of A. Does that make sense? I would add that the drainage for a Victorian terrace often runs really close to the end of the house at B. If you are thinking of extending there scope out where the drains and manhole covers are as that will affect the complexity and expense of your options.

Thanks.. and you think that is a better layout given the space, than the final one I posted? I think fundamentally it's unclear whether it will definitely be 4800 or could be slightly less, as the shell isn't built yet, which is what's causing my nervousness. It feels like 4800 is probably what you realistically need, so even shaving 100mm off that starts to make it feel tight. Kitchen designers have suggested we can go a touch narrower on the island to give more space to dining, which I might explore if the shell ends up less than 4800.

I don't think Option 3 is allowed under PD as it goes beyond the boundary of the original house. Our neighbours had to re-submit as their patio doors were taking it something tiny like 2cm past the original house. You can get it with full planning permission though - we've done that as part of our planned extension.

Option 3 actually looks the best! Could be a great little space to tuck a pantry or utility cupboard into, also you could have a shaded area before entering the garden. Option 2 also looks lovely! That could give you a huge island with back to back cupboards. Any and all planning should really be looked at by either an architect or planner, they are always up to date with what is possible, best to do that, you may be pleasantly surprised!
