Same level patio or with steps down?
We are in the process of having a full width rear extension of our house built. The plot/house is on a gradient so the current patio has steps going down from the room level (see photo) and then further steps down to the small garden. With the new extension we have the possibility of creating the new patio at the same level (so it looks like an extension to the kitchen diner floorspace when we have the bi-fold doors open however this means that there would be a steep differential and drop to the garden level. The alternative is to have steps again from the extension to the new patio and then steps again to the garden level , which make the drop less significant but make the patio less integrated into the kitchen /diner floor. Which option do you think makes most sense from a usability and future value perspective? Any thoughts appreciated.

4 years agoI think having the patio on the same level as the house would look very smart. You can then have nice wide steps leading down from the patio to the garden.

Comments (5)I have a step down into my kitchen off the living/dining rooms- we live on a steep hill and it seems to have been part of the design around that, the neighbours have the same. The only time it became an issue was when the children were learning to walk! But this was a short window of time, and it was actually not a bad thing for them to have an obstacle into the kitchen danger zone. They quickly learnt how to get down it! Other than that it has not been a problem for us, nor any of the guests we (used to)have. It didn't put us off buying it, and we have recently sold on with plenty of interest. Comments (2)This is easily done as long as you don't cover over the airbricks with the joist. Attach small pieces of joist work to the wall between where the airbricks are and then attach the perimeter joist work to these, thus leaving a gap between the joist and wall. Also make sure you have a good gap below the joists to allow for good airflow. Never rest the joists on the ground, and never fill between with gravel, this will just rot the joists. Comments (3)My garden originally had a step down from the kitchen, onto wobbly concrete, then 2 steps up to the rest of the garden. We eventually decked the lower patio bringing it level with the kitchen door. Problem with decking is it isn’t long lived. Within 8 years it was starting to rot. However, there are some lovely hardwood decks that aren’t cheap but last much longer. Last year we removed the deck and laid paving level with the kitchen door with a drainage grill running by the house. It wasn’t cheap but I think it will outlive me! With yours, I think the 2nd option sounds good. I would raise the whole lot level with the dining room, create a nice big patio suitable for seating or a table and chairs, and then further on create nice wide steps going down to the lawn. This can be done with decking (budget option) or paving ( more expensive sandstone/porcelain). Your current layout isn’t ideal and very bitty. 4 years agoThank you all for your comments and feedback - From the feedback seems that the benefits of having a flush transition to the exterior space outweighs the disadvantage of the big drop at the end. In terms of the steps, as the garden is small and not very deep wide steps from the end of the patio would take up too much space so I
was thinking of using recessed steps (see image) - it reduces the usable patio space but keeps the garden area.
