Restrictions in raising patio to kitchen floor level?

Patio and steps need a refresh and safety improvement. We’d like to have the patio height at the same level as the kitchen however not sure if we need planning permission or if it is permitted development?

Split level might be an option but I was rather concerned that we might end up with being restricted on what goes where based on the available area of each section. Again, there are not many photos on Houzz if split level patios (although as arc3d demonstrated there are rather more of decking). Different options are going to cost differently but would rather have something that works than the cheapest option. I don't think there is enough slope on the garden for it to be hidden behind a higher patio. Some of the height is just because the original house was built up a bit. from ground level.

Good Morning Ranj, This is an exciting project, it has plenty of potential. I think you would benefit from hiring an interior designer who can look at all of your options and come up with something really innovative. The safe option is to go with one level, however the different levels can be fabulous for sunken seating or transitioning from an island to a table height. Different levels can be navigated safely when planned by an expert and they can add depth, interest, wow factor and more. I would love to help you and invite you to visit our page. hi Carrie, I think you have a range of options that may work for your home. lay timber joists and a timber floornovwr the existing floor assuming that the existing floor is a solid ground beaing slab. lay a pedestal and porcelain tiled floor on the existing floor tiles. this gives a finished floor. use a commercial raised flooring system. this has the advantage of allowing quick installation and you can detail at the windows. to avoid expense of changing them, you could also build a ranmoor down to the door. I think this is probably the correct solution for you to use. kingspan do a system that would be right, but there are many possibilities. it will probably cost around 60-70 per sq m to lay. with all options you can then choose your final floor finish. hope this helps Best Rowland

My garden originally had a step down from the kitchen, onto wobbly concrete, then 2 steps up to the rest of the garden. We eventually decked the lower patio bringing it level with the kitchen door. Problem with decking is it isn’t long lived. Within 8 years it was starting to rot. However, there are some lovely hardwood decks that aren’t cheap but last much longer. Last year we removed the deck and laid paving level with the kitchen door with a drainage grill running by the house. It wasn’t cheap but I think it will outlive me! With yours, I think the 2nd option sounds good. I would raise the whole lot level with the dining room, create a nice big patio suitable for seating or a table and chairs, and then further on create nice wide steps going down to the lawn. This can be done with decking (budget option) or paving ( more expensive sandstone/porcelain). Your current layout isn’t ideal and very bitty. This is my little patio level with house then steps up.
