Kitchen Dilemma

Dear Experts,

Any help/advice would be gratefully received as we are looking to spruce up our current kitchen cabinets which are very dated. The first picture is our current kitchen and further down, I will share 2 options that we have been brainstorming.

Option 1:

-remove stud wall between kitchen/diner

-remove brick wall between utility and kitchen

-add utility(red marking) as part of the garage

-kitchen layout marked in black (L shaped will have a cooker and sink and the other section will have fridge and larders)

pros:

dining space opens up which can work as a family/diner area

in future, we can replace one of the windows in dining area with double doors

take advantage of unused garage space

cons:

expensive as brick walls need to be taken down and beam added + external kitchen door needs to be replaced with window to allow L shaped kitchen

Option 2:

remove only stud wall between kitchen and diner

reuse most of the current kitchen layout and extend it as indicated by black marking

reuse current utility area

pros:

less expensive option

cons:

will eatup into dining/family space

Big Question: if you were to buy this house, which kitchen/utility layout would you prefer? :)

We were confronted with similar limitations on a project last year. We achieved a layout which I believe optimises the space available. The distance between the kitchen units was 85-90cm. Please see project here. I believe the key area to address with a small kitchen are: storage - favour drawers opposed to doors and explore which internal storage solutions suit your needs lighting - ensure all areas of the kitchen are well-lit worksurface - provide as large an area as possible; induction hobs and undercount sinks with integrated drainer grooves help handleless door/drawer fronts - if a modern kitchen, I'd suggest going for handleless to avoid catching plinth - repeat the same flooring material as plinth to give the illusion that the base units are floating gaps - avoid; build in units wherever possible - cleaning within the tight space will otherwise be cumbersome

Definitely let circulation space guide your island size first. Have at least 1m walkway and 1.5m-2m if there will be stools in that space. Act it out with some chairs near to a wall and have people walk through to find the best space. 4m is a big island but if it suits the room size, won't be in the way getting around the space and is 1200-1500mm wide, then it could look amazing. If you do choose to go larger than the worktop available, rather than jointing two quartz tops, try and make a feature with different materials, worktop thicknesses or heights (lower table height section perfect for cooking with kids or baking). For the decision on seating or storage, which is more required. If there is already seating in the form of an armchair or table, then why duplicate. I think the kitchen could be the basis for any style. Your mum could add the style she prefers via a big island, statement breakfast stools/chairs, and open shelf brackets to the left of the window (with objects/books/plants). Dear Nimmy,

Exciting project. I think keeping the utility as it is and putting the pantry in the thin part of the kitchen which you walk through to access the utility is the way forwards. Using that area as a main part of the kitchen for cooking is a very lonely place, even if you have opened up the space. It will then mean that because all your storage is taken care of, you don't need an enormous kitchen in the kitchen/diner, leaving plenty of space for a family kitchen table.

Thank you all, very helpful feedback. We have boiler on the wall with windows and think it might be an eyesore to have just the boiler casing standing lonely in a corner, looks like boiler movement is an expensive business. Now we are reconsidering whether it makes sense to wait and do a proper kitchen reno at some point.
