Jane we also developed this problem in our 80s built house, especially after a double extension which was brick built and the house being timber framed and then a ground floor bedroom built about 5 years ago which is well insulated and has good airflow; it seems to have affected our upstairs bedrooms more now. My husband fitted air vents in the windows which has given a slight improvement in the winter and then I make sure the heating is on in those rooms during the day winter time, but I have to turn them off at night. When the ground floor extension was built the Building Control of our local Authority, made the builders put covers all along the top of the new flat room which I think has cover the air bricks, we don't know what to do about this as if we take them off the rain/snow could well affect it even more. Hope you get a solution as I am still looking for one too.

You ve removed the gas fire. can we have a pic of what it looks like in side. The chimney on the roof looks like a long rectangle so presumably some one has turned the fire place to face the room in the living room.? is it the same angle in the room above. ? there does seem to look like it is structural but not at that angle but to change it back to a corner fire place would be a mistake, you will need a guy from a fire place shop to tell you what type of fire you could have depending on the flue size. then either go for a build in off the ground modern look or an open hearth with a log burner in it. or whatever style your going for ?

My main concerns are below and my builder has reassured me on them, so I think its just the visual aspect of not having the molding which is the issue. If it is an issue! 1) Doors may not open, or scrape, if spot lights in the way or ceiling not flat - the hinges are top hinges so the doors open vertically which was good I though. The hinges are designed to drop a bit when you open it so no vertical space needed. Apparently! 2) There is a small gap at the top - he will fill this in 3) Movement could cause the filler to crack - its an old house, less movement, and will use flexible filler. 4) Celing not flat, so larger gaps - filler should conceal this quite a bit 5) Visually may not look right without a molding, as it seems very common - well, this is personal preference and I think the only issue we will have, so might be fine not having one. Just didnt want it to look weird not having it.

hi can you provide a photo of the outside of the property. it may be the fact that the cupboard is built using a single skin of brick and the condensation is merely the cold exterior and warm interior allowing condensation on the inner wall. if you can take a photo and also measure the thickness of the wall at this point between the interior and exterior. post as much as you can and I can review as much as possible. best Rowland
