open plan room advice

We are doing a small extension and reconfiguration to create a large L shaped open plan area. I want wood flooring. My husband wants big tiles. I suggested laminate or luxury vinyl tiles as a compromise. He suggested wood effect tiles as a compromise. I think tiles are cold, hard and dangerous for accidents and can crack. He thinks wood or LVT are impractical for kitchens and will get water damage, fade, be too warm. As well as kids we have 2 pets (cat and dog) so we need something durable. Any experience/ advice

Hi Esther,

Firstly i think an open plan area would connect better if the flooring was the same throughout, the living space can be zoned with a rug or maybe two. There are advantages and disadvantages for both wood and tiled flooring and both can look equally as elegant and stylish but i think LVT is the perfect compromise and i would check out @Karndean Designflooring. I used this recently in a two bed flat renovation throughout all rooms even the bathroom and wouldnt hesitate to use again. Sarah x

Hi Catherine, You have a lovely open plan kitchen and lounge, but as you say, it lacks punch and interest. Since you're stuck with the stainless steel kitchen for the time being, you need to work with it and have some fun. A symmetrical arrangement of stainless steel shelves either side of the splash back for the cooker would allow you to put up interesting bottles, plants, china, etc. What about painting this wall a bright colour like Seville Orange from Crown and the other walls in natural white. You could also paint the base of the island in the Seville Orange. In the seating area, use the orange colour and some others like plum or blue-grey in fabric patterns, have cushions made up for the seating area. Also an area rug large enough for the front feet of your sofas and the coffee table to sit on with colour would brighten up this area. It's unfortunate that the TV is blocking a French window. Can it be moved somewhere else, perhaps the bay if the bottom shutters are never opened? Hi all, Thank you for your comments; I appreciate them! Natasha - the units you have suggested are very much what I had in mind. We will have a shaker kitchen and the media unit would also be shaker style and would have 4-6 cupboards with the TV in the middle with book shelves either side. Part of the reason we kept a partial wall was to make the space more usable. I can’t envision how the fully open plan room will be able to meet all our needs, but I am open to ideas! I feel that open plan would be more impressive, but potentially less usable. With regards to the doors. I do plan to reverse the doors both into the kitchen and family room part, but couldn’t work out how to do it on the app I used for the floor plan. It is a 1920s house and we have the original doors which we are planning to keep. We are also keeping a lot of floor space as when the table is not extended, we still have young children with lots of Lego and trains etc. I plan for these to be hidden in the cupboards at bedtime. J - we haven’t installed the kitchen but we have ordered it and paid a big deposit. Some of the units are bespoke/irregular sizes and I don’t think we would be willing to change this. "tear it out" and "structural beam" should never be in the same sentence together. If the previous owners botched it, then it is unlikely you would be able to predict whats holding up what. Please get advice from a structural engineer. It will be a lot cheaper than rebuilding half the house.

Look at Amtico if you’re considering Karndean. Personally I think it’s a better product and much easier to clean. We have had both in our home and would go for Amtico every time.

My sister has wood effect Porcelain tiles throughout in her open plan area but she does have underfloor heating with them. Without UFH they can be cold but lovely and cool underfoot in summer. They are very tough and do not chip easily and are easy to clean. Great if you have pets. I’ve heard Engineered Wood is pretty tough?

I personally wouldn't have wood with pets with claws, it will just get scratched and then you have finishing issues. I would have huge format tiles with rectified edges (allowing tiny gaps) and UFH if possible - or natural stone which looks beautiful, warm and timeless.

Hi estherh78, LVT is a great option and many suppliers such as Amtico and Karndean come with 25 years or a lifetime guarantee. LVT flooring is used in many commercial projects such as stores etc as it is really hard wearing. Hope this helps!
