What would you do?
We are thinking of knocking the wall between the lounge and kitchen out (kitchen measurements are a typo, its not short off square) to make an open plan kitchen diner living space then open up the ensuite and walk in wardrobe and use the dead space in the hall, to be a bigger ensuite and use the reception room as a dressing room/spare room, and use the dinkng room as a living room.
Any other ideas? 😀

Comments (38)I was going to comment but Amber done it all for me (Amber rearrange my tiny room plz.) This room has so much scope and basically just needs key pieces already there to be placed better. I agree with curtains longer poles let them FREE no tie backs get closer with your seating for conversation areas plz lose little rug in front of harth. Group some of your ornaments so not so granny looking. A few plants and flowers to give the room life. Take care hanging pictures on walls they need to be hung straight with thought to viewing height if too small as some are group them for more impact. Get a large picture or mirror over fireplace they are not expensive one that reflects what you love. Keep all the vintage toys especially old horse he's great adds charm and old car lovely. I would repaint but wait till furniture rearranged then sit back in there with light flooding in from your beautiful windows and see what colours the natural light loves then decide. Comments (19)Hi, If you want simplicity I'd go for removing the grass and replacing with pebbles. There is an easy honeycomb system that holds the gravel in place, so good for driving over and still looking tidy. Have a look at "cedagravel" (there are cheaper alternatives but make sure there is a base membrane attached to the system to stop weeds). If you leave empty area in the middle you can plant Karl Foester Grasses which will blow gently in the breeze and stay upright with low level planting surrounding it. If you don't like grasses choose a small tree like a Chanticleer Pear Tree which will give interest most of the year - white flowers in the early spring and golden leaves in the autumn (a longer lasting deciduous tree). Always try to go to the nursery and pick your plants directly - or get actual photo as they can vary! Look at Round Box Balls, Hakonechloa or Mugus Mop to plant around the base. Comments (17)do as Dundrum says. although your pic doesn't show the rest of the street I suspect there is a strong symmetry with the other houses. this needs to be kept. a statement is what this house eally doesn't need. As has been said, refresh the exterior paintwork keeping it the same as the neighbours and/or in line with that of the other houses on the street, and generally smarten up what is there. the hedge on the left should be clipped. the tree on the right is a yew and should not be touched. it is a slow grower and will cause no problems. if it is bothering you the whole tree and not just your side can be trimmed by a third. one thing that would be good is to remove all the weeds from the gravel, possibly relay the gravel if needed, and introduce some sort of threshold between you and the road - it may already exist underneath the weeds....See MoreMock Tudor Update - what would you do?

Particularly love the intricate brickwork in a herringbone formation, the designers pulled out the darker tones from the beautiful wood beams and implemented them into the windows, door overhang and door. A few design suggestions for you: - To note changing the windows will result in needing to change the garage doors, front door (something to think about) - Think about what you want to achieve: enhance and modernise the current traditional setting or make dramatic changes i.e. change of colour of the beams? - Simple cost effective changes include: removal of lead flashing, fencing changes and introduction of colour, decorative planters and decorative garden accessories, installation of modern wall lighting, Ivy (although this looks stunning can sometimes be detrimental to the external brickwork) What a stunning home, which will be even more so-with your personal design signature implemented. The lounge will still be long even if you take down the wall to the kitchen. I think it could be great for moving between the spaces but you have to also consider if loosing the wall will loom it furniture placement.
It’s always tempting to grow a house organically but it rarely works and you end up with too many undersized rooms. If there is a chance you will be expanding into the annex then don’t spend money on anything now that might be redone later…..
If you need somewhere tidy to put the washing machine then consider putting a cupboard in the hall

You have lots of space to work with. But as Jonathan suggests, make sure you consider your future plans with the annex and make sure you don’t do anything with the house layout that would need to be undone later or compromise the future layout. Here is a quick design that I came up with:
It involves flipping the arrangement of rooms left to right. You now have the master bedroom at the front left with the bay window, and the existing bathroom becomes the ensuite. Then another room is accessed off a small lobby, allowing it to be used as dressing room or separate bedroom as needed. Then at the back right several walls could be opened up to create a L shape kitchen living dining room. The kitchen itself is very large and has a feature staircase in it (but this could be concealed behind a wall if preferred) and a long utility room. (But I would suggest moving the utility room into the workshop/annex so that all of the back of the house can be living dining area!)I also think that you should create a bathroom at the first floor as part of this redesign as well.
