Hi Lisamarie. Do you have the measurements? It may hopefully encourage people to help rather than guesstimating based on the doors and kitchen cabinets. How will the internal corridor work in the garage? Will there just be a door knocked through from the drive? Is extending the flat roof extension an option although you may need to do something with the pitch of the roof? Have you had a quote for moving the boiler and electrics? How much storage do you need left in the garage? Can the stairs be moved?

Was offline for few days - thanks for all the valuable feedback. Man About Town - The measurements are as follows (from longest to shortest of the 3): 1.87m, 1.7m and 0.71m. Jen P - unfortunately we can't change the extension at this stage. Also would want to keep the window on the side elevation. Jonathan - thanks for your input and drawings. Some interesting ideas which we hadn't considered before including turning the stairs (do you know if this requires replacement of the whole staircase?). Ideally we want the current cloakroom area to be used as a boot room but not sure where else we can fit the shower room so any other ideas most welcome.

Thanks again for your comments so far. I've found a kitchen planner online and made some adjustments to the Magnet plan... I've changed the peninsular to an island and moved it out a bit to create more room around the hob area. There's now 1400mm between the island and oven/fridge wall and 950mm between the island and back door. But I'm now wondering if I should move the island further in to make it 1200mm to the oven/fridge? I've moved the main cleaning sink to the window area and put a smaller prep sink in the island. I quite like this idea although I'm not sure where the best place for the pull out bin will be. I think it should be on the island, where the main prep area will be but I'm sure I'd like it closer to the cleaning sink too. Any critique for this updated plan? I quite like it- it seems much less cramped then before but could be 'bitty'? The wooden worktop area should have wood all around the sides too- couldn't quite get the look I wanted from the planner but you can probably see what I'm trying to achieve...

Hello, thanks so much both of you for your ideas, really interesting. There is one this we can't change, which is this area highlighted red - it's the circulation area at the top of the stairs, so we need to keep this clear and can't use this space for the bedrooms or bathroom. We also have two smaller floor to ceiling windows which I think the measurements might have hidden (highlighted blue), which add extra complexity! It would be lovely to have the room with the best views. Re the kids. They are on the second floor, these rooms are the middle floor. That's fine, I was just mentioning it in case anyone suggested putting the master bedroom on the ground floor, which would be too far away. Re making the bathroom smaller on this middle floor... We would need to make the second floor bathroom bigger in order to fit in a bath, which would lose space from those bedrooms on the second floor. This is not impossible though, if we can figure out how to fit everthing in those bedrooms if smaller (bed, wardrobes, etc). We could just copy the bathroom layout we have proposed on the first floor to the second floor. It would also mean the 'family' bathroom (i.e. the room with the bath) would be on the top floor between two kids bedrooms, which might be a bit weird for adults...? But then quite handy to have the bath next to the kids' rooms? Very interesting idea anyway...
