Floor plan advice

We are keen to remove the large downstairs bathroom and change it to a small WC, then move the kitchen into the large lounge/where the bathroom was, to create a large open plan living / dining / kitchen space.
We would change the existing kitchen into another living space/playroom.
However I am unsure if then passing through a living room space into the utility makes the utility feel a bit disjointed.
Just wondering if anybody had any suggestions or ideas to help us improve things with the goal of making an open plan living / kitchen / dining.

Could you leave kitchen where it is but remove the bath and open the space up into the current dining room? This might be less costly whilst still achieving an open plan living dining space.

What would you do with this floorplan? We want to get rid of our conservatory so it’s a chance to optimise space- which we need! It’s not ever going to be huge so we need clever ideas! We would like kitchen/dining and 2 ‘tv’ areas. We do need to retain the garage as we don’t have a loft. We are planning on staying for probably 5 years so would like to do the option that adds the most value. One of our current issues is how to use back half of through lounge We are a bit restricted by a small garden and a drain run parallel to house means it’s either a max 1.5m extension or min 3+m extension. We also have the soil pipe and chimney to work around. Our garden is west facing. Any ideas?

Hello, If you doing big renovations. Why not open it all up. PINK - Steel beam added. Green - Kitchen Unit with small island. ORANGE - custom made build in chic flush clean style cabinet from bottom to floor. So now this layout, you have a choice to think about either sitting near the garden or dining table. If you want flexible, you can use projector instead of TV, which the projector install on the ceiling. Install a roller down from ceiling. If you want fixed style. First bigger orange, can be storage for shoes, coats etc. Then the second orange cabinet can be build in- tv cabinet with all led feature, style with wooden trims the popular trend now, big 2.5m + wide sofa locate in the middle of the whole living space. There are more design options. But in this suggestions, it will creates a huge space for all families. Hope this will help. That is a good idea. The wall between kitchen and bathroom I think is a supporting wall, so potentially would need a steel beam to take out that wall. But I like that suggestion, allowing that part of the house to be connected to the utility as well.

Consider splitting the former kitchen so that your laundry is closer to the bottom of the stairs. Then turn the oversized utility into a useful space such as somewhere to work from home or make it Granny’s bedroom

Hi Rebecca!

There are many ways you can achieve an open plan kitchen/diner/lounge within this floor plan. The best arrangement for you really depends on the details for how you would love to use that space.

For example is it primarily going to be a cosy family space where you all hang out in the evening, where kids do homework, where you play games together and watch TV - in that case perhaps the location of the TV is going to be critical to the layout, or is more of an entertaining space for big informal get togethers and you'll use one of the other rooms for film watching and computer gaming, or something else. The way you use it and the details and preferences that you have for those uses will really help you to define it and make sure its right for you. There are lots of things to take into consideration to get it right.

The same is true for the kind of "leftover" space. What uses do you need to accommodate in your home alongside the open plan space? That will help you to decide what is the best way to configure those spaces and what to turn them into.
