Loft layout idea please

Please help me. I am desperate to have some more space. I am struggling with designing the layout of my loft.

I have uploaded the current 1st-floor drawing and another for the loft.

I would need the followings;

- one Master bedroom

- one spacious dressing room with a walk-in wardrobe feature

- one little study/office room (no door required but needs to be separated space so the door can be fitted later on)

- one bathroom including bath and walk-in shower

Two dormer windows (green colour) will be fitted, facing the west (facing the garden)

Ideally, the bathroom should be far from the bedroom so maybe via the dressing room as I do not like to hear any noise from the bathroom

Stairs - I cannot think of anywhere but via the place where current wardrobe 1 and the cupboard, where the arrow is, on the first floor and the loft drawing.

But then again I am struggling to make the layout from there.

Please feel free to advise me.

You need to consider what part of the loft would have more than 1.5 m of headspace. You should measure what area currently has 1.7m of height (given it will get reduced with the construction and insulation of the loft). You should also satisfy yourself that the ridge height is currently taller than 2.3 m…… if it’s not then you will have to raise the roof- which may not be allowed by planning and might challenge your budget.

Is this your entire floor plan or just a part of it? Unfortunately there isn't enough information here to be able to create a design for you - as Jonathan says heights are essential to consider when planning a loft conversion.

Purlins are horizontal roof structures- do you mean that or do you mean the the side walls in the upstairs space can not be removed. In my opinion you need to be able to knock through the existing walls upstairs otherwise this space won't be big enough for the ensuite bedroom you want. A friend if the family has recently done this in a 1950s bungalow without issue so don't assume it's a non starter. I would estimate the cost of removing the chimney to be £2800. If it were me I would site a bathroom between the two bedrooms on the right and make the kitchen big enough to be a kitchen diner. If you need an additional room downstairs you could split that large lounge.

It’s probably too long for one seating area. I’d have a sofa opposite what used to the be the fire and a chair in front of the window. To avoid the corridor feel you need to add things in the middle of the space, so add a coffee table/ottoman (a round one I think would work better) and bring the sofa away from the wall a little. Use a rug to zone that area. You could have a reading area at the kitchen end of the room? If you paint the shorter walls a darker tone it will ”correct“ the rooms proportions. Mirrors on the long walls can help but think about what it reflects! I think painting the skirting boards in the wall colour will help too as your eyes are just drawn to the white atm

I gave it a shot. By moving the bedroom door sideways, you'll have a wide wall opposite the bed to hang a tv. A shallow dresser or storage bench will also fit there without the walkway becoming too narrow. The bathroom is 2.05x1.85m and the landing is 1m wide (I recall a landing having a minimum requirement, please check that). Bottom left is eaves storage, as it's below the 1.80m line. I have reuploaded them again. I am looking for some layout ideas at the moment to decide if I can have the space I need so that I can go ahead or not.
