Kitchen/diner - Knock through or side return

Hi everyone,

I'm currently looking to offer on a house with the below ground floor floorplan.

We are trying to work out whether to knock through the kitchen, breakfast room and w/c/boiler (shaded brown at the top of the plan) to create one room of approx 7.4 x 3.1 m or whether to do a side return creating a bigger space adding 2m to the width. The total cost of the side return would be approx 100k and so we really want to explore what all of the options if we did a knock through. I was thinking an L shape kitchen with built in bench/dining seats with a dining table and reading chair with bi-fold doors across the back. I am worried it will just be a very long narrow room and won't create a space that we can have people to socialise easily, With the side return we would be adding in the living aspect to the kitchen/diner. Does anyone have any ideas on how to best maximise the space if we keep it at 3m width? Any ideas greatly appreciated!

Your side extension sounds expensive at over £6k per square metre- I suspect that you wouldn’t recoup this in your resale. Also an extra 2m strip of room doesn’t equal an extra room so all you are doing is making a medium sized kitchen into one that’s big enough for an island.

Consider if the space at the back could also be a dining room and understairs wc and if the kitchen would be better in the current dining room.

Thanks Jonathan, I hadn't thought of switching the rooms around. You're right on making a medium sized room into a slightly bigger room - it's certainly already bigger than a galley kitchen so would need to really assess whether we need an island. As a family of two plus a dog it would only be occasional use for big groups. Thanks again

Hi- I could have written this post myself! We too are having a partial side return resulting in an L shape layout. Our overall length is a bit shorter (5 vs your 6), but with the side return ours will be wider at 3.1m and 6m wide. Getting the layout right is so hard! We’ve decided to keep our formal dining room as is, and the kitchen in its existing galley type shape. We will have a peninsula come out at the top end to form bar seating for the kids/guests. The “old fence side” of the new area will have a toilet room and a laundry cupboard for the washer and dryer. I’m having the kitchen designed so that anything a guest/kid/non cook might need is towards the front, eg fridge, snack cupboard, window fridge, cutlery, trash receptacle etc. I am hoping that keeps everyone out of the cook’s zone, aka my way! I want to make the peninsula wide enough so it can feel more like a kitchen table, and be a comfortable spot for the kid’s homework too.

Of course there is a cost implication of moving the kitchen into a different room but it’s likely not as much as you are imagining. Separately you don’t have to loose the fireplace in the front room, you could change the kitchen design to incorporate it or you could move the fireplace to the former kitchen. The reason to move the kitchen is that you are asking a lot of the smallest room downstairs and it’s easier to have the island and a better kitchen than you have currently if it’s in a bigger room.

Hi Dani, What an exciting project! Looks like you have lots of options to consider. You could definitely have a downstairs washroom. Bi fold doors would be a great addition for boosting light and really bringing the outside in. You seem to know what you are looking for and it's just a case of trying out those ideas.
