We did love some of the suggestions above… but stuck with our original plan! Although we did change the kitchen layout from U-shaped to ”farmhouse” style, with the table in the middle and sink under the window overlooking the garden. The old dining room has become an office with two desks - partly due to COVID and the need to work from home and homeschool etc! We have also moved a lot of the children’s toy storage in here although they still bring things into the main lounge to play where there’s more room. At 8 and 5, they also actually now keep and play with a lot of toys in their rooms, so I think the old dining room will remain as more of a computer and homework room - it’s nice being able to shut the door! The ”study” on the plan is very much a workshop/gym/play room for my husband! We didnt want to sacrifice that space. It might turn into a teenage den later on perhaps, or even a downstairs bedroom for my Nan. The small upstairs bedroom has become a second office as I’m also still working from home (and my husband has too many meetings downstairs!). It houses our sofa bed too so acts as a spare room and my space to do yoga and sewing. Overall, we are pleased with how everything turned out. We quite like the option to have space away from each other and the flexibility to change the use of the different rooms. We do all spend a lot time together in either the kitchen or main lounge as plenty of space in both.

Sorry- I don’t like your plan. In my opinion the space between the sink and hob is where the work happens so you are actually a bit tight for space. I think the door from the kitchen to the playroom is a massive fail- firstly you are inviting the kids to run past the cooking area, secondly is splits the kitchen and there are safety implication for having a walkway through the kitchen, I also think it makes your kitchen plan feel disjointed. I also think that if the children are young they won’t want to be in the playroom, they will want to be where you are. If you are worried about the playroom being dark this is easily sorted with better lighting and a pale coloured floor. Alternatively make this the grown up room and the kids playroom near the front door. I also think that putting the sitting area around the corner in the extension makes it feel enclosed and a little tight because of its location. I think you have put too many stools at the island and in reality people rarely use more than 3. In my opinion better to have fewer comfortable seats that are spread out with room to eat. I also think you missed an opportunity to have a cupboard near the front door to hide coats, shoes and a vacuum cleaner. I think that if you want an extra shower it may be easier to put this off the bootroom- a bigger utility/ bootroom area may help later to keep sports equipment/ dogs/ ironing etc etc out of sight. There is a privacy argument to put it where you have but I suspect the wall you have moved to take a corner off the kitchen is a job that will require a steel.

That's a lot to pack in to that space. Also, you have to look forward to a time when you don't need / want a playroom, when you may need the space for something else. Or, for a time when you want to sell and move on. Therefore, making the space as user friendly as possible for different purposes is important. I think you will struggle without an extension, therefore, I have added another 3m extension on the back. Here i've given you back a hallway front to back, added the light for the middle room. The toilet is under the stairs. You then enter the middle of the house and a utility / coat storage area is on your left with the kitchen on the right. This leads on to a dining / snug overlooking the garden. The playroom can then eventually be a formal dining room, or teenage / adult retreat with window blinds for privacy. Even a nice study area.

Hi vaivadr, I think a simple solution would be to put a quarter turn on the steps and then move the WC further back. That will give you a much more spacious entrance. In a small place like this you need to minimise the amount of corridors so I would make the corridor smaller and give more space to the kitchen. I would move the kitchen to the other side because you have much better option on that side with the much longer wall. I would use the space where the kitchen is now as the dining area with bench seating to save space, providing seating for up to 6. This will now allow you to open up the entire back wall with bi fold doors. Filling the house with natural light. I would add a long island with bar stool seating in parallel to the kitchen rather than peninsular as that will add to the illusion of depth to the house making it feel more spacious. The remaining area would be the lounge. This layout gives you a more usable front entrance and gives you a lot of flexibility with regards to your kitchen size, for example if you prefer a bigger kitchen you could extend it further into the living area and vice versa. It also means you are free to remove the back wall and bring the outdoors in with a large bi fold door, producing a spacious light filled home.
