Kitchen/dining room knock through

I am looking to knock through (kitchen and dining room) to create an open plan space. I am interested to know your thoughts on whether, post covid, if £40k would allow us to do this. to include everything to finish of space.

a bit more info: we have already had a quote from structural engineer of £540+VAT for four steels (inc visit and connections). new kitchen will be done but only cost of fitting would be inc in the budget, actual kitchen would be financed. we want a larger window and larger set of patio doors which would need to be wudened in brick. gas hob from back wall to island. new lights, vertical radiators etc.

we also want to convert half converted garage to wc and utility.

your thoughts would be appreciated.

Its quite a tight budget even without the kitchen. I think you should get a few builders quotes. Check them very carefully and question them on their pc sums. They will allow for all the cheapest grade fittings and you probably wouldn't want that in every instance. We paid £60000 for a simple single story extension 4x4m in 2012 excluding the kitchen. This included a new cloakroom though. Remember to consider a new floor possibly tying both rooms together, which can be very expensive. It depends on whether you are prepared to get your hands dirty and maybe do the painting. Moving appliances is costly as the services need to be moved first. I would first get the quotes and then take it from there.

We did do just that in 2010, however the dividing wall was not load bearing so we were able to knock it down ourselves. We blocked off the back door and added a new window in the kitchen. We already had sliding patio doors at the dining end. We then bought a cheap ish kitchen from Wrens along with all new integrated appliances after plastering the walls. My builder installed it then tiled the walls and floor. From memory it all cost about £15,000 (the kitchen and appliances were about £6000). We updated all the electrics too. Prices really have increased since then so I think you need to get quotes to give you a true picture of costs.

Very nice job. We are in the process of updating our kitchen (in our bungalow) and knocking through to the bedroom behind to create a dining area. your design looks very similar to what we may finally decide on. How wide is your kitchen?

Well I'm back for more help..please :) Had a new design idea. The changes are - The door leading into the kitchen from the hall to be blocked off therefore creating a wider kitchen area and meaning we won't walk straight into the island. Making the understairs cloakroom smaller to open a new door into the dining room. Unlike the drawing, the plan is to have the hob and sink along the outside wall. The now extended inside wall will have the bank of appliances. Only the one bi-fold. Although I really like the look of the whole bigger space I'm scared silly of spending the amount of money it will take. Extra costs because of the foundations/pilings where the drains are at the corner of the current kitchen. I'm thinking, and please feel free to tell me I'm wrong, that the 1 1/2 metre area added on to the end of the kitchen will be dead space and we'll be buying shelving/furniture to fill it when we could do without it. I'm not sure whether to keep the length of the kitchen as is and just bring the dining room flush with it or push the dining room out the 3 metres. If we just extend the dining room all the way and not the kitchen do you think it will be an odd shape? It'll still be a good space even if we go for the shorter extension won't it? I can't help thinking that's it's not really worth the dusty mess just to do that 1 1/2 mtr build. I hate feeling like I can't make my mind up! Any suggestions are very welcome.

I actually prefer the layout you've got at the moment (sorry!) with your table in the kitchen. Moving it to between the rooms looks really tight. Why not just redo your kitchen to get more functional space. You could maybe block up the door. Another possible option may be to move the wc and utility into the current garage, then you could knock through and double the size of your kitchen (and fit in an island!!).

I think the totals will be:
Kitchen dining Building work inc steels and installing doors and plastering - £10k. Garage conversion inc shower room £17k although there may be an economy of doing this at the same time as the kitchen. New doors and window £7k-£15 depending on size and quality. Electrician £3k. Gas engineer £450. Structural engineer £700. building regs £700. Flooring £5k-£8k Decorator £2500. Kitchen fitter £5k.

So it will need careful budgeting
