Kitchen/dining room knock through

I am looking to knock through (kitchen and dining room) to create an open plan space. I am interested to know your thoughts on whether, post covid, if £40k would allow us to do this. to include everything to finish of space.


a bit more info: we have already had a quote from structural engineer of £540+VAT for four steels (inc visit and connections). new kitchen will be done but only cost of fitting would be inc in the budget, actual kitchen would be financed. we want a larger window and larger set of patio doors which would need to be wudened in brick. gas hob from back wall to island. new lights, vertical radiators etc.


we also want to convert half converted garage to wc and utility.


your thoughts would be appreciated.
