I would consider using the side extension as the utility/washroom with access from cupboards or kitchen if it can extend that far back?

I would possibly remove the wall between the kitchen and dining room and have one big family space with the kitchen and an island. If you wanted a more zoned off area for the playroom then you could consider keeping part of the dining room wall and have the option of doors between the original dining room and the already extended area. This would leave a narrow entrance into the kitchen but you could utilise one wall with bespoke cabinets for coats and shoes.

If the extension can go further back inline with the kitchen then this would give more options but assuming it cannot from your drawing.

I thought about glass doors or so between the dining room and extended area and have the dining room as play room. The wall between the kitchen and extended area removed to have an open plan kitchen/dining area.

Could you please clarify what you mean about leaving a narrow entrance to the kitchen?

If you were to keep the wall between the original dining room and kitchen, as well as the side door, then you could end up with hallway type feel into the kitchen (narrow was probably the wrong term, sorry). So I thought you could make use of that space with some built in storage for coats etc. bit like the attached (storage in green).

Oh yes, I completely understand. That makes a lot of sense and so much more space.

I also have another idea If the side extension is not done and that would be to separate off the narrow area of the kitchen making that a utility/toilet. The only dilemma is that entrance to the kitchen would be only through the potential play room (current dining room). Could you see a way around that at all?

I don't think there would be another option in that case. But it may not be as bad you you imagine. We did the same for a recent project. You enter the original dining room into the extension and the whole space is a play area with open plan kitchen and peninsula return. A bit like this.

Thank you for this idea, my only concern is walking over toys etc with shopping bags to get into the kitchen (lol!).

If you plan to have a formal dining table then you could have this in the original dining room with a sofa in the remaining space (this is how my clients did it). Unfortunately no photos at the moment as work is still being done in the living room. Or you could position a sofa facing the chimney breast, away from the wall to create a walkway into the kitchen.
