Help, Ideas, Advice Needed Extension Layout

I am currently undergoing a double side extension and I need to urgently design the upstairs layout so the builder knows where to leave window space etc when he lays the bricks next week.
trying to work out the best floor plan layout/ gets ideas.
photo 1 shows the currently floor plan in blue plus the 4 meter extension.
photo 2 is what the architect put together for planning, you can see they created a long hallway that we would like to avoid if we can as it would be quite long, narrow and dark.
photo 3 is a plan I have been playing around with to make use hallway, make it wider and put wardrobes in there for the new created bedroom.
I am open to any ideas of how best to design the space, I really feel like I've missed something obvious for an optimal layout happy for any ideas / suggestions. Thank You

Hi. I’m not sure of room sizes but how about using the architect plans but moving the bedroom wall back to increase the size and impact of the hall when you come up the stairs. Love the question btw 👍🏼

I agree with Zoe that just changing the proportions makes a difference and having a wider hallway (so 1.2 m or wider) would be good. Under the title of proportions Zoe’s plan would also let you square off the main bedroom.

If you're still keen on a flexible-function room (i.e. where the middle internal space works as a guest bedroom or family space for example playroom, snug TV room, office, hobby room), my suggestion would be to use pocket internal doors; and/or glazed internal french doors. Then most of the time the doors can be open and part of the open-plan. Then when using the the space as a guest bedroom, the doors could have roller blinds or curtains, to separate the space and add privacy. Consider which way you want the "flexi room" to open up. Rather than open up to the side of the house (near proposed cloakroom); I think it would be nicer if the room opens into the back room or the front room (likely to be much nicer views and better light).

Thanks for the reply, don't think I'm quit at that stage yet though. Was more looking for general ideas on where cooking/dining areas could be located and how to fit in the utility and loo. Hoping that others who have done similar projects could share ideas on how to get the best layout for the space.

Because of the location of the toilet soil pipe, the logical place for the downstairs toilet is below, next to the garage wall. The utility is also good to keep towards the middle of the house as this will keep the lightest area of the room for the kitchen. (unless you have a muddy family and need to get them clean before letting them in the house in which case it goes near a door!) With the snug by the lounge, it puts a lovely kitchen and dining area right at the garden end of the extension to be in the brightest and most garden connected side. Yes, I meant opening up the right side wall to incorporate that pantry/utility space into the kitchen. You could maybe compromise and keep a pillar at that corner instead of opening it all up fully? Looks like pillar/corner could be at end of island, which I know is not perfect but it could work - gives you an end to the kitchen and provides a little separation for dining table - have a google at extensions with pillars and you might find it would be totally fine. Still a bit more expense as you'd need a steel to go over the larger opening on the right hand wall, but not as much as fully opening it up. Another option for WC would be to put it in the front section of new office (where the sofa is) - separate door from the office space into little loo - and then use the rest of the office as the utility room. The planned pantry/utility could then become office - which I know isn't ideal off the kitchen, but it depends how much you need office to be quiet and away from distractions, or if it's more of a place to charge devices and control/file paperwork. Also an issue with no windows to office (still got rooflight though), but gives the loo the front window (possible issue, I know!) and keeps the loo and utility away from kitchen - or maybe give the utility room the front window so it's nicer when doing laundry. Downstairs loo doesn't need a window.

In answer to your question about avoiding a dark corridor by having a dark walk through wardrobe seems to trade one problem for a bigger one as you would need to compromise at least one bedroom to have a wide enough space for the walk though wardrobe.

And although I imagine the architects plan has put the master bedroom in the quietest place I wonder if you you give the corridor approach to the kids and then replan so you have fewer but better bedrooms

Great feedback Zoe, do you think I should keep it a hallway? Or do you think making the hallway a wardrobe and maybe having just wardrobes on one side do that it's in line with the recline on your plan?

I agree Cherena I’ve looked at Jonathan’s design too and it flows really well. I’ve attached another option for the master dressing room area but this might depend on how much headroom is available for the stairs. Also with Jonathan’s plan you wouldn’t have the awkward bedroom on its own to the right of the stairs… could this be a double height vault instead?

I suspect your drains are to the right of the house which is in part why I conceived the first plan. But you could potentially have a variation on that theme, keep a fifth bedroom which you use as a dressing room but ultimately could be used as a bedroom if your circumstances ever changed.

Furthermore I do like when you can leave a dressing room without waking up your partner Especially if they have a different working day to you.

Hi Jonathan, what tool are you using to create the designs?

I really do love all of ideas, however for practical and financial reasons the plumbing needs to be in the new extension or rear of the property. I would also like to have two ensuites and a walk in Wardrobe if possible.

I will use your plans as a starting point for my next design idea. Thank you

It will cost the same to put new water pipes to the extension as the existing bedroom to the right. The difference is the cost of digging drains and I suspect that if a new bathroom follows your plan and sits in the top left hand corner you will have to have a new drain across the back of the house.

I think you need to establish where the drains are so that you are sure that your “practical and financial” argument for putting an extra bathroom in the extension is actually true.

From experience I know there is a good chance they go down the right side of the house in which case you could save thousands.

Your deeds might include a plan or you can look for outside clues such as inspection covers

Your plan.

In my opinion it doesn’t work on many levels and you are only thinking about it because you don’t like the idea of the architects drawn long corridor. But your solution just causes different problems:

The main bedroom is difficult to furnish.
Your entry to the main bedroom has to either be side onto the bed or next to the bathroom- neither is ideal.
The second Ensuite bedroom is weird- I don’t like the walk through dressing room at all.
The third double bedroom looses square footage.
The main bathroom layout isn’t as spacious as it could be.
