I would also agree that you can buy poles which have passing brackets & C rings to enable more brackets to be fixed. There are also some pretty modern tracks on the market now available in colours other than white. If you just want to add warmth to the room, you could think about having blinds for privacy and then just adding a short length of track or pole at each side of the window on which to hang 'dress' curtains! So that you have the effect of curtains without the expense of having to cover such a wide window

Hi Jasdew, Since you pointed out that you aren’t too sure about the garage, and also you have room to extend in the front, I advise you to consider using the area to the right next to the dining area and garage for a bathroom, perhaps even an extra small bedroom. Not sure if you’d like a bedroom just adjacent the dining area, but it would be perfect for guests for example. I made a simple sketch to illustrate what I mean. Hope that helps! Hi abby151, I have exactly the same upstairs layout to yours (albeit a mirror image and the chimney breast in bedroom 1 backing onto the bathroom) and I'm trying to figure out how to get a 4th bedroom too! Looking to do a 1.5 extension so 4th bedroom would be in roof with pretty dormer windows, my only answer so far is to reduce the size of the main bathroom making it narrow and without a window to get the landing and entrance into the new bedroom, but I think the bathroom will be a bit claustrophobic with no window. Sorry can't be of any useful help, just amazed someone has the same house layout and the same dilemma as me!!

Hi V CM, It looks like you’ve already received lots of great ideas! Here is a quick alternative design that I came up with. I thought that a second bedroom might not need to be a permanent room and could be part of the living space which can be sectioned off with a set of folding doors. This allows it to be part of a large modern living space, or to be closed off when needed when people are staying or could be used as an office area, music room or reading room. Also in the open plan room is a very large kitchen, main living area and a dining table. The large main bedroom has an ensuite shower room and there is also a bathroom accessible from the main space which saves guests having to go through 1 of the bedrooms to access a toilet. I just wanted to offer and alternative option which you might not have thought of. If a permanent second bedroom is required then a similar layout with the folding door replaced with a wall could also work well instead. Please let me know what you think?
