Im sure you wouldn't put your husband in the garage! If he does work from home a lot though he may well not want to be in a open plan space? Just a thought! A couple of other options. Option 1. Lounge in extension with L shaped sofa on back wall and tv above radiator (assuming this room is wide enough as forgot to ask). Study area in one of those cabinets that close in the recess. Play area in middle. Dining room in current lounge with extra seating for relaxing and /or you could also consider the desk in here. It does mean you take advantage of the garden but I assume the kitchen is near the extension end so may not work for dining. Option 2 is basically what you said. Dining area in extension with desk in study area and a chair by the window corner. Play area in middle. Lounge in existing place. I'm not convinced an l shaped sofa would fit, only place would be where the existing cabinet is but then where does the tv go. Or option 3 is to combine play room and dining as Lucinda said but with a permanent table. In whichever the biggest room is. There was a recent post on this and some images posted so could try and find them if this is an option. It's a great space, so there are lots of things you could do

1. Swap the window seats for s low upholstered bench. 2. Add a side table between the door and sofa, with a table lamp. 3. Hang something beautiful over the fireplace. A painting or mirror, and other smaller paintings behind the sofa. 4. Replace the two tall dark pieces of furniture with mid-height pieces to balance the tall chimney breast. These should have table lamps or wall lights above. 5. If it still needs more, add a low coffee table in the middle and low stools.

Long term I would be looking at the whole floor plan. It appears to me (and I concede we haven’t seen the whole plan) that the extension just provides additional small rooms. Perhaps it you had extended rather than the previous owners you might have put a bigger kitchen where the spare room and utility is and had the laundry facilities in the bootroom. To me the kitchen being in a high traffic area will always feel cramped. So perhaps it’s worth getting a long term plan and deciding if that plan changes any immediate plans.

Yes I get what the idea was - but it would probably eat into the air gap requirement for the FF … and could cause it to overheat… alternatives could include a drop down tv from ceiling (or small one under wall cabinet ) - obvs in a place where it won’t be walked into or obstruct cupboards when it’s down. Or an iPad on a cook book stand could suffice too ?!
