Feasibility plans

I’m new to this App but we are planning a renovation project. This are the initial architect feasibility drawings. Any thoughts welcome. We are a family of floor with 2 kids heading into their teenage years. We love entertaining and the property has a lovely big garden. I’ve also included a photo of the existing.

Also, we are finding the costings difficult to tie the architect to and are considering using a Quantity Surveyor. What would be your advice? Has anyone had experience of the online estimator companies?

I think that because it’s such a big project I would employ the professional to explore the costing.

Separately I think that the downstairs is great and I would only tweak the upstairs in order to get a master suite with better wardrobe provision and a bigger Ensuite

Although I think that a hall is less efficient I still think that it is important for privacy. I also think it will help resale. I would keep the bedroom the same size as it is and make the shower room bigger by extending into the living room. This will make this side of the reception room smaller and potentially make the chimney breast look unbalanced so I would move the kitchen to this side of the room. I think that a kitchen and bathroom will eat up most of your budget and you will still have to buy some furniture, flooring, blinds and lights so don't get carried away with taking down all of the walls.

Thanks so much for your comments OnePlan. I love what you said about putting lights outside. I want to do the windows now just for that - could look so cosy! Thanks for the reassurance with the doors. I think we will go with this. Hmmm I'm not sure a barn door is quite what I want here. I'm not bothered about access to the kitchen from the lounge, it's more for light purposes, but it's a valid point about interruption to walkway, one that I had considered. I wonder if interior bifolds or something like that might work, although there would still be the view into the kitchen problem. it isn't important for tv in here - we do have another snug, so this would be more social/entertaining space. There will be a lot of light already from big windows on 3 walls. Would the skylights make it hotter in here? The lounge currently is where the kitchen will be and it is a very sunny room, which does get rather warm on a sunny day.

Hi Thanks everyone for taking the time to reply. Definitely food for thought! I've not got photos of the roof at the moment but we are going for a second viewing on Saturday so I'll take some then. In the meantime I've attached some of the pictures from the listing. Our favourite parts of the house are the original bits - the kitchen and lounge so I think opening up between the kitchen and lounge to create a kitchen/diner living space as Steph initially suggested would be good if its possible to remove the wall?! I think there would then be space for the dining room to be divided to provide a hall with perhaps utility storage adjacent to the bathroom and the extra bedroom we need. I've had a play around with the existing floorplan and come up with this - any comments (glaring obvious things I've missed!) would be so helpful. Once again, thanks!! Entrance Garden Dining room

@minnie101, my initial thoughts is for the kitchen island to double up as a dividing wall almost like in the link for inspiration 1. I would mind making that particular kitchen island slightly bigger to allow for the breakfast bar @rinked, i also don't think the landlord will have an issue but will the alteration require getting permission various authorities? That's what I'd like to find out.

Thank you Jonathan, that’s much appreciated. Unfortunately, en-suite shower rooms for the kids were their only request so we still want to include those.

I would definitely use a Quantity Surveyor as Architect's although notoriously good with dreaming up great ideas are equally unrealistic about costs. I really like the proposed layout and it will provide the lifestyle you wish to create.

Since you mentioned ensuites for the kids it’s relevant to point out that as they haven’t got to working age so they won’t be paying the mortgage and you are. In my opinion they can put up with sharing a bathroom or having smaller bedrooms in order to accommodate an extra Ensuite but you should still have a bedroom that is at least twice the size of theirs as there are two of you and besides, they might well leave for Uni in 6 years where you could be there for another 40 years.

I stand by my comment that you need a better bedroom and a better Ensuite than the kids.
