How can we redesign the layout

We want to keep the back reception room as is as a separate living room. It has a fire and we like that for winter.

However we want to have bi fold doors from the kitchen to the garden and move the kitchen sink etc from where it is. is there anything that can be suggested with the layout we have to get to that? We are stumped!

Maybe you could utilise the rear of the garage for a utility area…..

One suggestion.

Maybe you could also consider moving the side entrance to the garage wall?

Peninsulas so often cut a space up. You have a few options to play with as your room is a lovely size and shape. The island design should work nicely if you have 2.7 into the window as this gives you the important 1m walkway. To make a bigger island without interrupting the walkway from the door, have you considered a circular island perhaps? My personal choice would be to have a large L shaped kitchen with a new, large kitchen table in the middle where everyone can work, play and cook on all at once making it a really sociable space to enjoy. To create a spacious kitchen, you need to leave space and so this would really show off the size of the room whilst providing a huge piece of personality in the centre. Turn dining room into cozy sitting room, add log stove to existing fireplace and assume french doors to orangery are not usually used. Get structural engineer's advice about how much of the wall between the current living room and kitchen you can safely remove then get the sledge hammers in. Remove all of kitchen and pantry, add insulating internal doors to access orangery. 3 Put kitchen units down both sides of current living room, old kitchen (possibly with chimney retained or steel columns) will be a small dining area for winter use. Conservatory / orangery can then be open to this area for the mild weather or closed off in mid winter. The flow from front door to kitchen - dining - conservatory will be along clear sight lines and would not feel so 'busy'. Retiring to the cosy sitting room would be just off the main hall. The restored privacy means It could also double as a guest bedroom. Upstairs, I would turn the smallest bedroom into a large bathroom, look into keeping the loo as an ensuite to the left bedroom (although does this plumbing go internal to the conservatory?). When it comes to scetches, the sky is the limit. So here's my take on the house: Since you want a more open feel kitchen dining, but not keen on opening all of it up, I removed one wall to create a spacious kitchen diner, the conservatory would be used as a lounge area, but the doors can keep in kitchen noises and fumes when needed. Moved the side entrance to create a utility. Kept the cozy front reception. Completely relocated the staircase and wc, while still leaving enough room for a study/playroom/guest. By moving the stairs, one bedroom was sacrificed, but depending on your roof shape and loft options, a second staircase could go above (add a skylight as well, as the landing currently has no windows). Relocated the bathroom, so the master bedroom gains some space to move around the bed (it looked rather tight, was it not?). The bedroom on the top left has some extra width as well. Landing storage had to go, but if you'd like a new one can be created without hacking into more walls, as it's location in the scetch was open before. Hope it may inspire. Hi. Romove as mutch " clutter" from under the stairs as practical, leaving it open with perhaps new windows for more light. I' d move the sitting room door nearer to the front door, just so there is more scope for dark and moody colours away from the window. You have to have a Robert bench in the kitchen corner ( now for dining, curled up cats and storage drawers under). The island should not impede 'flow' so think curves, Ying/ Yang (hob and sink at oposide ends). Full wall of storage against sitting room wall. Your eye will be drawn out so the right hand garden wall needs vertical planting. Upstairs, put a generous shower to the right of the door, maybe your bath could be replaced with a hot-tub outside ?

I wouldnt utilse all of the garage, keep the front for storage but yes if you could use space in the garage for the kitchen it would streamline the kitchen and make the seating area larger.

As you would like bifold doors I would lose the door and window to the left of your kitchen. This will give you more wall to work with as the sink run would have to move somewhere to make way for the doors. If you are thinking of a kitchen diner I would consider taking some space from the reception room alongside. If you don't have a kitchen diner then you are not taking full advantage of the bifold doors. You could just as easily have french doors for garden access. Considering that it is less than 3m wide I would forget about bifold doors. The aperture would not be wide enough. We had 3 sections of bifold doors in a 4m wide extension once and I later wished we had gone for sliding or french doors instead. Is there a patio outside the kitchen and reception room?
