Please advice how we can remodel the floor plan to create 2 bathroom on first floor

Cureently there sink in bedroom and bath tub and seperate toliet

Do you need all the bedrooms as you will have to sacrifice part of one or maybe two? To try and create balance I would place a bathroom between the two right side bedrooms on your floorplan. This will mean relocating all or part of the wardrobes but there is no other solution.

Most likely you will sandwich an additional bathroom to one side between two bedrooms. Your decision on location will depend on where the drains are. So consider where the downstairs WC is. And consider where the drains are- they are most likely under the driveway and drain covers help you see where they are.

You should find out from your developer whether he has a license for these types of works and services and issue a contract with him in which all types of work that he must perform will be prescribed. You should also find out if he has the necessary insurance policy. Next, you should contact your insurance company and find out if these types of work are possible in your home and whether insurance covers them. If your policy expires soon, in your place, I would compare insurance companies in your area to find the most profitable policy, taking into account the changed conditions.

You haven't said whether you are determined to throw silly money at this or whether you are looking for common sense suggestions. My thoughts are: Office tucked away from the rest of the house with easy access to a toilet: tick. Kitchen/diner with views towards the rear (through conservatory) and also easy access to a toilet: tick. Front door to hall to living room to kitchen: chaos. If you focus the money on the front and right of the property you will get a great result for minimum expenditure. The rear and left of the house seem pretty sorted, at least for now.

You could try OnePlan on here for layout and detailed kitchen planning. I’m sure Karen could also do electrical plans but it may depend on complexity as it’s a specialised field in it’s own right. We used Karen a few years ago, the 3D renders were extremely helpful for my husband! Personally I wouldn't use an architect for kitchen planning, as again it’s a specialised field. Agree with Jonathan. Peninsula's always split the space in half. I think his layout is a much better use of space I think an L shaped sofa, unless the chaise/ottoman end is compact is quite a large piece for the available space. A two seater sofa and a chair would be more flexible. You could also simulate the L with two sofas with a side table between them. Think about how you live, what suits your lifestyle? If you had a rectangular table it could double up for kitchen prep running parallel to the hob.
