It's always good to try and group the bedrooms together and have the living space separate but I can see your dilemma. The front reception is a large well shaped room and moving bedroom 2 in there is a compomise on living space although you could use the old bedroom 2 as a diner. I would redesign the kitchen to take the dining table and keep bedroom 2 as a lving room with garden access. This is assuming you have a garden. I would seriously look at extending bedroom 2 outwards to give you more living space.

Could you not use bed 2 and half of the kitchen (including the corridor) as a kitchen diner? The bottom half of the kitchen would become bed 2. i’d have thought that would meet building regs as long you have a fire door on the kitchen?!

Do NOT reduce the lounge. But what you can do is move either plumbing or gas (and hallway door) to improve the kitchen layout (galley). Make one half kitchen and the other dining:

Or move the entire kitchen next to the livingroom and turn the rear into bed (like in that first scetch i posted). That's likely what i would do.

Hi all, thanks so much for your comments and suggestions. I think we will be looking into the suggestion of moving the second bedroom next to the bathroom as Minnie suggested. We’ll be using it more as an office/guest bedroom so its OK if it’s on the small size, it wont be any smaller than what we currently have.

Does anyone have any idea on how much something like this would cost?! Excluding the refitting of kitchen units etc. The 2nd bedroom is a single story extension so the wall between the bedroom and the kitchen is a supporting wall. I live in London too so I’m thinking it will be spenny!

Why don't you get a couple of builders around to quote for you? We can all guess at cost but it might be way off. At least this way you will get the scare right at the beginning rather than dreaming and then finding out the cost is prohibitive. In addition you will need to consider building control fees and the structural engineering fees at the very least.
