If you want to add some daylight bulbs that might make a big difference - also use of colours / textures/ and interesting moving things like fish can make the area come alive a little too ! Foot prints or paw prints can add a little humour !!

I hope you don't mind me saying it looks like it is full of things not wanted elsewhere in the house. I think that you need to unify the look and make it look more expensive/luxurious. I would get a cornice put on the wardrobe and have them all levelled and attached to the wall. I would then paint the walls a warm colour that looks good in electric light such as a deep blue, a grey with brown in it, a coffee, amber, a warm pink or green. Then I would paint the ceiling and all the pine furniture the same soft white. I would then get full length nearly white curtains on a wide pole so that there is a lot of wall covered with curtains. White bedding with a coloured sheet underneath. Then you need a big fluffy rug, over sized bedside lights, a standard lamp with a white shade. Lastly pictures: for a luxurious look try to group several together and paint existing fames or buy new to match. Pale frames will seem framed by the deep wall colour and if a similar colour to the furniture will help unify the look. Lastly you should edit out what's not needed- the round table is lovely perhaps you should choose either this or the dressing table but I really don't think you need seating for four in this room so perhaps some of the chairs can go too.

Hi Dalida, Congratulations on having this interesting apartment and for your project idea! I think that regardless of what you choose in the end, you’ll have a beautiful space. I completely understand what you mean regarding the second access point. It can become a problem with the neighbours but also, it wouldn’t be as lovely to come “home” via that route, amongst the smell coming from the bins (if I understood correctly). From what I see from your plans, you could still very well divide the two if you wanted to. You can keep the main access for both flats, but that would mean having a smaller flat/studio. However, I noticed that in the first two rooms next to the main entrance (which I assume would be a studio/flat in itself) that you have a high interior height (3.56m). There is more than enough space to develop the space vertically if you wanted to. You could divide the space into 2 and have the bedroom upstairs. I think you already have something similar in one of your plans. This could work wonderfully as you could still have 2 separated flats and the hallway could act as access for both spaces (no need to access via the bins route). One thing that might be worth thinking about, if you do opt to divide the space, is to move the bathroom position so that you can connect it with the new bathroom in the smaller flat(have them on both sides of the wall that will be dividing the 2 flats). It’s always easy (if possible), to have all pipes towards on main water point. It reduces the length that pipes need to "travel" to reach the bathroom, hence saving some money. Plus, your plumber might be happier having everything close to each other, easier to work with. To be honest, I don't know where your current main water point is in the space, maybe it's not possible. But worth a thought. Hope this helps! Best of luck!

Hello Sarah, There is a possibility that you have combined sewage in that location. I can see a drainage pipe from the roof on the front of the house. Have a look down the street and see if there are any other houses with bathrooms or drainage on the front or contact your local Building Control who will confirm. I have no idea how important the number of bedrooms are for your needs but you could forfeit the third bedroom. Alternatively have a smaller kitchen area. as the second plan and take a small chunk out of the bedroom, probably less is needed than I have indicated. If your budget allows then remove the chimney, but it is not necessary. I would take out the walls around the stair to below as that will make the space much broader. and also give the space a funky feel to it. Add some velux windows with shafts down into the kitchen dining space. I am not sure why there is no window onto the garden, perhaps look into that on your deeds and see if it could be allowed. The kitchen may be better located towards the front of the house on the first plan so that any seated area is not adjacent to a circulation route/ corridor space. Set the roof windows in a neat pattern of 2 or 3 over that space as it will help to tie it together as one. I am not sure how often you would use the front small bedroom but it could be opened out as part of the living room now and when you eventually sell, put back as a bedroom.. Hope that helps Roger
