Kitchens Design Dilemma

Kitchen/Living layout

About to start building this project - the kitchen has been designed but I’m not sure. We haven’t broken ground yet so time to chance. I’ve included the space what is proposed but I wonder whether to do something completely different. Utility entry cannot be moved. Any suggestions appreciated.

As the table is so close do you really need seating at the island too? I realise these are just visuals but the large sofa clashes with the door. I would also consider bringing the island a bit closer to the bifold door to improve the circulation space in front of the double doors. Personally I don't like the sink or the hob on the island and definitely not both together.

I second Johnathon's kitchen extending across the pantry. I'd consider leaving it as a straight run of kitchen units though. No return or peninsula. That would help with opening up the space. If it's a 2 bed flat the 3800mm (?) run should be enough if it's planned well. Especially with a induction hob and smaller sink and that lovely large pantry, you've got more enough space. Then you could add a longer but narrow table with one bench seat. Tuck that against the side wall with the bench under and you can use regular chairs around it (or another bench on the long side). Pull it out from the wall when you have guests over. The leftover space can be filled with a nice lounge area.

Definitely get the washing machine and tumble out of the main room if you can, Think Jonathan's idea works really well. Also completely agree about having the door so you can see down the length of the hallway to the garden. Can't remember whether it was Jonathan, someone else or something that I simply saw suggested on other people's posts.. however we have that and I really like it. And it will be even better when we get round to sorting the garden out!

Hello,

It's a big addition to your home, but for all the space there seems to be not much of the food prep area available (only on the island?).

I'm with katlucy on the switch between dining table and the lounge - sofas, dining table, sofas is better than sofas, sofas, table.

This would also take the dining table further from the skylight allowing for placing some nice chandelier or pendant lights above it that would not compete with the skylight.

You could extend the island a bit towards the garden and push the stool there - so the informal dining could take place closer to windows while more formal at the table dining would be deeper in the house.

If you haven't broken ground yet, please reconsider the steps into the downstairs bedroom. Everything else is just my scribbles.

Thanks for looking at this. There arnt actually stairs into the bedroom - those are the stairs from upstairs projected onto the drawings.

The reason I have gone for the pocket doors was to get some of the south light into the back to the house as the back is north facing, plus we have 3 very small children so it was to keep an eye on them in the rest of the house from the kitchen. Might conceal the utility! Thanks

Hi Jo,

I really like your layout! I think there are areas that can be tested a bit further, but it would best involve a conversation about how your family functions on a daily basis. The one thing I would recommend separate to this is to swap the toilet and sink in the small bathroom; you don't want to be opening a door into a toilet.
