Design Dilemma Kitchens Living Rooms

Help with Kitchen/Diner/Living layout

Hi all - long time follower, first time poster.

We're soon to move into our 1930’s semi-detached north-west facing 3-bed house. The plan is to do a ground floor rear extension, likely to be around 4.5-5m deep, by about 5.5m wide – the current house is 6.1m wide and this would keep side access on the attached side.

We’d like to include a kitchen/diner space, with a bit of space for a small living area (1 or 2 small sofas), ideally a kitchen island, walk in pantry and a utility room and downstairs WC which is currently awkwardly under the stairs.

Where the kitchen is on the current plan, there is a conservatory which we plan to get rid of to open up the extension area. We’re happy to clear out the kitchen and potentially the current dining room to open up a lot more space. The side that the kitchen and stairs are on now is the end of terrace side, so we’d love to utilise that side for living and perhaps create the utility in the more internal space where the DR/fireplace is - to make the most of the external light in the living spaces.

I’ve made hundreds of scribbles and drafts, but still nothing is sticking and it changes every day. I’ve been getting a lot of ideas/inspirations from here, and the Netflix show Your Home, Made Perfect. But thought I’d see if anyone with a fresh set of eyes has any ideas to add to our dilemmas.

Hi Andrew, what's the plan for the existing kitchen and dining areas? Are you bringing them into the open plan too or will keep separately?

I have a slight aversion to kitchen islands and any thing high that resembles a breakfast bar - I have no idea why - maybe because of the linear quality and I'm quite keen to keep the openness rather than section the room off, but I do really like the sofa arrangement in the corner - thanks so much for your time and input

Hi Keswing, I had exactly the same problem with my hubby!!! Haha! The great thing with concept planners is they will pass their trade discounts onto you! We actually used Gina from Create Perfect on here (but she does exactly the same as OnePlan) who I would highly recommend and the fab thing was that even after her fees it saved us money because she passed on all the trade discounts! I highly recommend getting in touch with OnePlan and Create Perfect and getting quotes from both of them. If you ask them both to send you the list of companies they get trade discount with then you can show that to your hubby and knowing you're in the market for some serious spending on a kitchen and presumably a bit of new furniture then you'll be able to show it's cost neutral! :) We saved over £1,500 in our kitchen alone through Create Perfect getting us discounts with our chosen suppliers (probably worth noting that it doesn't limit your choices as the kitchen company we chose from her concept plan she'd never dealt with before but she set up a trade account just for us, the same for our underfloor heating and actual floor) Hope it helps and good luck!

Hi there, We had exactly the same problem about 6 months ago and despite all the squared scale paper in the world, I just couldn't imagine how it was going to look and went round and round in circles! Have you considered a concept planner? We used one and despite the fact I was standing in 3 separate rooms with doors, windows and openings in completely different places, she worked off the architect's plans and came up with photo quality 3D renders showing exactly how the different options would look. We even had a YouTube video of the 4 different layouts, so you could see how it would look as you walked around the room. The pics below show the room I was stood in as our concept planner did the 3D renders, how they actually looked and how the room as turned out. I am a huge fan and find the whole thing quite fascinating- it's like looking i to the future :) Thanks to using them, we were able to order our kitchen before the building work was done, so didn't have to go without a kitchen for ages! How the 3 separate rooms looked when the plans were done by our concept planner... A few of the 3D renders that she did at exactly the same time... And how it turned out.. It's completely cheating but it makes it a lot more fun and in our experience a lot less stressful :) Best wishes, Claire

I think I’d put the tv under the stairs with a small sofa opposite, you should be able to add a small accent chair opposite the sofa. Round dining table by the patio door and I’d get comfy chairs for extra seating for guests. Use a rug, art, lights etc for zoning the areas. I’ve found this pic with the same layout to what you’ve suggested for removing the kitchen wall. I’d probably block off the kitchen door so you can include tall units on that right hand wall (similar to 2nd pic albeit this is bigger). You may be able to extend the peninsula slightly under the stairs. In any case I think I’d contact a concept planner on here such as OnePlan for your kitchen design! I’d also mark out any furniture with boxes or masking tape before ordering anything, good luck with the move!

Keep the loo where it is. Keep sitting as is but block the door to dining and put utility in the section to the fireplace edge currently. Kitchen etc as Jonathan has on his suggestion.

As Siobhan says it certainly would be less disruption to keep the chimney in both rooms and keep the WC where it is. But I think having a bigger entry into the largest room in your house helps with the impact, I bet your current WC is tiny and could be improved upon and personally I would feel confident to pinch some room from your current front room because I think after extending it will get significantly less use than the back room.

I read you have trying to scribble about your plan, it is not easy to imagine while many people think it is easy. Interior design involved a lot of calculations and imagination. So I quickly do some basic 3d suggestion here. Here you see, I fit in your kitchen, opened diner, an office and an utility room. Because it is free service, so I just randomly choose some style and furniture. And the 3D is now only none-rendering version. And is FREE at the moment, so I do not put it windows yet....it caused me time.

And connections from suppliers for all kind of furniture, fixtures, furnishing services with discount.
