Moving the kitchen would be a good move, but may be prohibitively expensive and wouldn't leave enough space for a bedroom. It's an odd layout currently, so anything you can do to improve the flow would be money well spent. I'm sure someone will come up with clever suggestions.

Are the only soil pipes to the right of the property?

I’m assuming the lower ground floor sits forward of the upper floor.

Do you use the hall entrance or the side entrance predominately? As I was wondering if you could turn the hall entrance into a shower room by raising the cupboard floor which will help with drainage to the soil pipe out and under your hall floor….then if you could get another loo down into the rear of the larger bedroom you could subdivide the rest of the bedroom and kitchen into two bedrooms using the left angled window for the left bedroom as a dividing wall.

If that were all possible you would have two bathrooms effectively on each floor so could sacrifice the wc on the upper floor and could then have your kitchen along that right wall, dining in the conservatory and should leave enough room for seating?

Problems might be if the current kitchen/bedroom wall is loadbearing and how ’easy’ , disruptive it would be to get the soil pipe to the places mentioned but from the plan it doesn’t appear to be, so other residents and freeholder shouldn't be too concerned, but hoops to get through, not to mention building control.

Changes to the conservatory might be more problematic with planning and the other residents views, but still worth persuing but bear in mind it is your main source of light into your reception room, where were you thinking of extending it to?

I agree about the cost of moving the kitchen being prohibitive if even possible. How do you manage now? Where do you eat? Its always easier if kitchen living/dining are on one floor and much closer together. I like your plan for new kitchen location and would work much better but I fear it might be too expensive. It's quite a large job. Maybe a quick visit to an architect might be helpful? If not are there any other houses/flats like yours that have made these kinds of changes. I would also speak to an estate agent or do some research so that you don't overcapitalise. They often say don't move, improve but that depends on each individual situation.

Thanks so much Isla and katlucy. It's not currently my property, I'm thinking of buying it - so that's why I'm asking. I don't know about the soil pipes but can ask. Really appreciate your input. Definitely don't want to buy it if not feasible to move the kitchen...
