Upstairs reconfigure - office/3rd bedroom

Hello!We have a current 2 bed cottage that I'd love to squeeze an office/small third bedroom into. I'm struggling to see a way in the current layout because of the configuration. Any advice would be great!!

Need more details and can you add some pics? Where is the front door? How do you access the kitchen from the reception room? What’s in the void beside bed2. An outside May help also.

Sounds a good idea, also agree re dining room. Depending on your requirements the shower room could be ensuite to bed 3 and you could extend both rooms onto the landing so as to fit a WC in the bathroom. Would also widen the bathroom pinching some of the stair space

The shower next to the bath looks like a good idea in the photo, all polished and shiny..... I think it would drive me crazy in practice as the bath tub would get soaked and no doubt splattered with shampoo and shower gel every time someone took a shower....but this may just be me being particularly OCD! One of the first things I consider when planning anything is what it will be like to maintain and keep it looking clean and new....Sad I know.. ;-)

Just a couple of different tweaks. As you are lucky enough to have drains on a few sides, ie kitchen / Utility and then again en-suite bed by the porch area. Here I changed the bathroom for two of the beds to the middle and made the rooms larger, tweaked the cloak room and coat closet:- Then I had something else in mind. Entering............where to put coats initially...........First and foremost getting the daily cloakroom accessible from the main hallway and not just from the bedroom area ( I thought this was absolutely necessary ). I also thought about the initial tweak of the three small beds and changed my mind, not from making them in to two beds, which I thought gave you better rooms, but the placement of them and the bathroom that they would use in relation to the Utility room. I decided therefore, to put the bathroom next to the Utility and move the bedrooms back down the Hallway away from it. Thus if you had machines going in the Utility at night they would not disturb anyone in the bedrooms as the bathroom was immediately adjacent. Thus I came up with this one and preferred it:- You also get another storage cupboard between the bathrooms for towels etc.

Personally I think the room would be plenty light enough without additional side windows- they would also have no view and limit cabinet placement in the kitchen. If you want a pantry you could build one next to the wc- personally I think the expense is unjustifiable when there are beautiful pantry cabinets that you can buy with your kitchen. Shower room- unless you have need for a downstairs shower I would put an ensuite upstairs. Utility room - Lots of flats have internal kitchens and bathrooms so it is commonplace. You can vent along the joists or go upwards through the suggested ensuite and then through the roof- in fact then you can put extractor fans in the loft so the fans are quieter in your shower room and utility. Noise- you can add extra insulation designed to dampen noise so your living room should be unaffected. Ensuite waste- I envisage this going down from the ensuite, through my suggested utility room and then under the hall floor. (Given the age of house I imagine you have a void under wooden floorboards so the soil pipe would go there and meet the drains that are almost certainly in the drive.)
