Help! Confusing floor plan......
Comments (11)Hi Fran, I would remove the wall between the kitchen and dining room to make a large kitchen containing a dining table. Keep the drawing room as your living room as it look like it's the bigger between sitting and drawing room. I would keep the sitting room separate because when you are blessed with children you can use as a toy room and shut it off. Trust me there will be days where you will just want to shut the door and not deal with the carnage inside it till the morning! I would however try to add perhaps some sliding doors between this room and the new kitchen/diner so you can keep an eye on the children when they are playing. Later on you can use this room as a games room or study but you have the option of opening it up when you need. I love bi fold doors, it makes such a difference to the feel of your rooms, ours just open up the kitchen to the garden. Make sure one of the panels is a door. Comments (1)Hi, I did a full house renovation in 2019 which involved ripping the house apart except for 1 feature window that my late mum had bought. We used a builder that could complete most of the trades but then he bought in his preferred contacts to plaster, gas works etc. I wrote a list of all of the works to be completed which the quote was provided against. I then added a 15-20% continguency as I knew I would want to upgrade items as we went along. The only part the builder did not do was the kitchen/utility design and thats only because a very good friend owns his own kitchen design and install so I wanted to support him. My advice would be to go rooom by room and make a full list of everything you want included. A builder could then quote in sections eg Wiring, Plumbing etc Don't forget things lke: Converting single electric socks to doubles, having the right lighting switches so you can zone/dim lighting in certain areas of a room, consider if you want network cabling running into specific rooms (my husband is an IT nerd so we have it everywhere). If you want this work 'managed' then you can look for a building project manager but this will be an additional fee. It also depends if you are going to live in the house during the reno - we were lucky and didn't have to. Comments (16)Hi, I can say from my own experience that the floor plan was crucial in visualising the layout of our new space and deciding where to place furniture, appliances and other key elements. In the beginning it all started with choosing a flat, we were lucky enough to find one on Rentola , bought in a good neighbourhood at a good price. Then we started by taking detailed measurements of each room and creating a basic plan of the existing layout. Then together with the architect we created a detailed floor plan including all the changes we wanted to make. The floor plan included important details such as the location of electrical outlets and switches, as well as the location of doors and windows. We also decided to make some significant changes to the layout of the room, including taking down some walls to create an open concept living room and adding a second bathroom. Overall, creating a detailed floor plan was an important part of our flat renovation project. It helped us visualise the end result and make informed decisions throughout the process. If you are considering a home renovation project, I would definitely recommend taking the time and effort to create a detailed floor plan.
